General Description of the Project
We propose to tear down the existing structure: a one story cottage-style house
(footprint: 46'x41') with an attached sun room and deck along the front
(approximate south) of the house and a detached garage on the north side
(15'x21' +l-) with an attached shed (10'x 21').
We propose to rebuild a post-and-beam cape-style home with a footprint of 42'
x 32' (less than existing) with an attached 3 season porch. A breezeway would
connect the house to a 30' x 20' garage.
Overall the new house footprint would cover about the same square footage (or
less) as the existing structures. We will be moving the house back from the
sidelot line to increase the setback and locate the house more centrally on the
lot in the east-west axis.
Foundation
A new foundation, manufactured by Superior Walls, will be installed. Please
see attached specifications.
We have chosen the Superior Wall system for the following reasons:
1. it is a pre-cast manufactured product poured under stable temperature
conditions at 5000 p.s.i. It is a very strong product, warranteed for 15 years as
opposed to the one year warranty provided by a typical concrete contractor, and
warrateed against leaking and dampness. Since it is not cat in place, we don't
need to worry about the temperature outside.
2. it comes with insulation on the interior and is more insulation is simple to add.
3. the system is installed by crane from the driveway in about 3-4 hours, thus
reducing the impact and disturbance that often accompanies a standard pour.
4.there is no curing time and the deck can safely be connected to the foundation
immediately.
Breezeway and garage are on slabs-on-grade (see print).
Other Site work:
SEPTIC: I have spoken with both Mr. Kirby and Mr. Andrews at Uncasville
Health. They have said that since the current 1000 gallon system functions well
and the new house will have the same number of bedrooms and baths, it is not
necessary to put in another system. They have said we can tie into the existing
system, providing we maintain a distance of 25' from the new foundation---
which we will.
WELL: We would propose a new well in the southeast corner of the property.
This would establish a separation from the septic in excess of the required 75'.
Framing:
Please see attached framing drawings.
Insulation:
The exterior of the post-and-beam is covered with a manufactured stress-skin
panel. The R-Value of the walls is scheduled at 26 and the roof at 33.
Please see attached spec sheet from manufacturer.
The breezeway and garage are not insulated.
Other exterior materials:
Siding:
Exterior walls will be Texture-111 with #2 pine or cedar trim. The T-111 will be
stained and the trim will be primed and painted.
Roof:
First we will install Water and Ice or equivalent at the break in the rafter line and
along the long edge of the roof line, over that a standard 15# felt, metal drip all
around and GAF or equivalent 25-year 3-tab over that.
Windows and doors:
Windows are to be double-hung insulated, low-E Weathershield or equivalent.
Doors are Morgan and Pella or equivalent.
Door and Window schedules are on the blueprint.
Interior mechanical chase:
A central interior mechanical chase is being provided for all mechanicals. It is
the large area in the first and second floor bathrooms that make up the south
walls of those rooms. They have been designed after consulting with the
various mechanics (HVAC, electrician, plumber) to ensure that they have plenty
of room to work. It will act as a central area from which they will feed the second
floor; the first floor will be fed directly from the utility area in the basement.
HVAC:
The system will be a 2-zone which will included forced hot air and air
conditioning. Risers will be located in the Interior Mechanical Chase. The
equipment list is included as are the heat loss calculations by room in the folder
labeled "HVAC".
Electrical:
The house will be wired to code off a 200 amp service. NOTE: All exterior walls
are pre-chased at the stress-skin manufacturing plant.
Interior walls are all standard stick-built construction and wiring will be drilled
and stapled to code; GFI in all damp areas and as required by code; 3-way
switching in hall and stairs for safety. Exterior illumination next to all exterior
doors. Electrician will also pre-wire for cable, telephone and sound system as
per owner's direction. Panel shall be clearly labeled.
Plumbing:
Plumber will install all rough plumbing to code using the central chase for the
second floor. The hot water will be provided from an oil fired 50 gallon A.O.
Smith or equivalent. All water pipes will be copper, exterior sill cocks will be
frost-free type. Tie into existing septic.
Interior framing, sheetrock, doors and paint:
There are no interior load-bearing stud walls. All interior walls will be framed in
doug fir-western spruce with double studs at all doors, properly headed.
All sheetrock will be 1/2" except in the baths where it will be moisture resistant,
taped with 3 coats to a smooth finish ready for paint. All doors will be pre-hung
Brosco or equivalent solid core doors except the closets which will be hollow
core bi-fold or single doors. All interior walls, doors and trim will be primed and
painted.
Interior steps will be utility from the basement to the first floor; oak tread with
poplar risers to second floor.
Floor decks and finish floors:
The first floor deck sits on the carrying beam and is made of TJIs or western
spruce, 16" o.c. with a 3/4" tongue and groove ply deck glued and screwed to it.
(see print). There is solid blocking under all perimeter posts. The finish floor on
the first floor will be 12"x 12" tile in the breezeway, north hall, washer-dryer
room and 8"x 8" the in the bath. The rest of the floors will be strip oak, sanded
and sealed.
The second floor system is part of the timber frame construction and is covered
with a 2"x6" spruce lumber. This floor will also serve as the finish floor except in
the master bath which will be the over a plywood subfloor.
