I base this on assuming $2,000 for mitigation of buffer encroachment and allowing $3,000 for reseeding and provision of additional topsoil if needed. One other recommendation. I stopped out at the site after our meeting. There is some rill erosion evident in the backyard, particularly downgradient of the driveway and retaining wall. Since vegetation will not be permanently established before the winter, I would recommend that temporary erosion controls stay in place until that happens. Sent: Friday, October 31, 2008 11:04 AM To: 'Colleen Bezanson' Subject: RE: 8 Fawns Meadow Colleen, I did not take a copy of either of the design plans (CLA or Boundaries) or the As-built, so I am just going from memory and notes that I took from a meeting with Tom Sanders and Vern this past Tuesday and my site visit the week before. As I understand it an initial plan for the lot was done by CLA and then the there was a revised plan done by Boundaries. There was some discrepancies noted between the original plan and the revised plan and between what was actually constructed and both the original plan and revised plan. Here are the issues as I recall them: 1. The original plan had a different grading plan and had the footing drains tied into a drainage manhole rather than discharging overland. As actually constructed the footing drain discharge appears to extend into the 50 foot upland review zone. From a practical standpoint, I do not see a substantive impact from the discharge of the footing drain. I would be more concerned about the roof leaders discharging overland and causing potential erosion on the graded slope in the rear yard. 2. The submitted as-built did not show the location of the septic system. 3. Contours shown on the as-built would seem to indicate that lot grading may have extended into the upland review zone which was not shown on the original plan. 4. As I recall, the as-built indicated that building floor elevations were lower than on the original or revised plans. Grading on the original plan indicated that there was a swale from the front yard around the house. It should be confirmed that final grading will be such that runoff will be directed away from the front of the house. 5. There is a stone retaining wall just past the end of the driveway, which I do not believe was show on either of the design drawings. Although the wall is not very high, Vern questioned if the wall should be considered surcharged by live vehicle loads because it is so close to the driveway. This should be addressed by the Applicant’s Engineer. Also, with wall so close to a driveway with a significant grade, I questioned if some type of guard rail or protection should be provided at the top of the wall at the end of the driveway. I would be available to meet next Tuesday. At this point I am scheduled to meet with Marcia and Don in the afternoon to review proposed road regulation changes. Tom Thomas H. Fenton, P.E.
