Faria Corporation Redevelopment and Expansion Plan Town of Montville Inland Wetlands Commission Meeting January 20, 2014 Civil War Era Mill Regulated Activities Disturbances (0.47 acres) RA-1: Wetland Disturbance (5,600 sf) RA-3: Clearing and Fill in Buffer for Parking (15,200 sf) Mitigation and Drainage Improvements (0.66 acres) RA-2: Wetland Mitigation in Buffer (1,200 sf) RA-4: Remediate Impacted Soil and Restore Buffer (3,600 sf) RA-5: Improve Drainage Swale in Buffer (1,200 sf) RA-6:Clear and Remove Overgrowth Near Mill in Buffer (13,200 sf) RA-7: Channelize and Improve Hydraulic of Swale in Buffer (9,800 sf) Building Location Parking Additional Parking RA - 1 RA - 2 RA - 3 RA - 4 RA - 5 RA - 6 RA - 7 Why now? Faria is a world class manufacturer competing globally for contracts against larger competitors. Faria’s clients expect state-of-the-art facilities, clean and updated operations. With partial funding by DECD, Faria has gained market share by purchasing a competitor from New Hampshire. Most of these operations and jobs will be relocating the Uncasville facility. Redevelopment of the southern half of the property allows for expansion and provides for a flagship building and facilities for future growth. RA - 1 RA - 2 BN – River Birch IV - Winterberry PC - Pickereweed Regulated Activities 1&2 Assessment shows low functionality of wetlands to be filled. The portion of wetlands to be filled are likely man-made remnants from adjacent road and/or sanitary sewer installation work. Creation of a stormwater wetland with native vegetation will improve species diversity. Inland Wetlands Regulated Activity 3 The proposed facility will need to relocate parking spots for workers who currently park in the southern parking lot. Options are limited for new parking. Soil will be placed in controlled lifts, inspected and compacted. Geotechnical engineer’s to field inspect and verify placement and construction of wall. Inland Wetlands Regulated Activity 4 Petroleum impacted soil will be removed to 2 feet below grade as required by CTDEEP. The brook will be protected during the work and the area will be restored with rip rap immediately. AM – Black Chokeberry VA – Maple Leaf Viburnum CA – American Hazelnut MP - Bayberry Regulated Activity 5 Offsite stormwater drainage accounts for 75% of flow to the Oxoboxo brook from this area. Pre-treated through a 10 acre watershed and wetland system before entering the property. Treat water from onsite development (vegetated filter, cisterns, green roof, native planting in swale) Regulated Activity 6 Clear trees and prepare area for outdoor rest and viewing area. Remove overgrowth and improve aesthetics of the area. Inland Wetlands Regulated Activity 7 Drainage from Offsite across from Faria Lane will be channelized into a 36 inch RCP and slowed down prior to discharge to the Oxoboxo Brook. Currently, when the swale is not overflowing into the TGF parking lot, water flows into the drainage system crossing Pink Row, before it eventually is diverted back to the TGF property. - proper construction - timely inspections - onsite engineers to direct maintenance and repairs - BMPs: construction entrance, turbidity curtains, stone check dams, temporary sedimentation basins, armor or stabilize exposed slopes E&S Measures Thomas G.
