Dear Ms. Crawley:
I have reviewed the referenced request for modification of
Section R301.2.1.1, of the 2003 International Residential Code portion of the
1999 State Building Code, which states in part that construction in regions where
the basic wind speeds equal or exceed 110 mph shall be designed in accordance
with the provisions of this section.
It is my decision to approve this modification, as requested, and allow a
160 square foot accessory structure (shed) to be exempt from the above code
section. This decision is based on size and use of such space.

Attention Preston Land Owners
To receive a permit in the Town of Preston, for any shed or
garage under 400 square feet, the following requirements
must be met to bring the structure.up to High Wind Building
Codes.
1) The structure must have anchors in the ground that
are secured-to all. four corners of the structure.
2) Hurricane, .clips (A2.1Z) must be attached, securing
each stud to the floor, .
3) Straps of coil-stock (20 gauge), must be attached,
securing each stud to the top plate.
4) Hurricane clips (H2.5AZ) must be attached, securing
each rafter to the top plate.
Fleming's Feed and Hardware will provide these anchors and
clips including installation for an additional fee.
These requirements are reflected in the Town of Preston
Building Department, General Information -with regard to
Sheds and Accessory Structures, revised August 2005.
