HomeMy WebLinkAboutZoning Compliance letter 9-22-2026 - 122 - Navigate to Table of Contents 14.0 G DISTRICT 14.1 Purpose This zone is intended for state, local government, and utility land uses, such as schools, fire stations and municipal buildings. These uses may be site specific depending on the needs of the community. 14.2 Permitted Uses The following uses are subject to the provisions of Section 17 Site Plans & Summary Review: 14.2.1 Government offices, private or public libraries, public schools, public safety facilities and public utilities. 14.2.2 Public works facilities and associated equipment and storage yards 14.2.3 Public utility substation or equipment facility, utility right-of-way & railroads 14.2.5 Accessory buildings and uses 14.2.6 Temporary gatherings such as fairs or community functions. 14.2.7 Telecommunication towers in accordance with Section 4B.7 of these Regulations 14.3 Special Permits None 14.4 Minimum Lot Size None 14.5 Building Height The maximum building height shall be fifty-five (55) feet. - 123 - Navigate to Table of Contents 14.5 Minimum Frontage None 14.6 Minimum Setbacks Twenty-five feet from side or rear lot lines when abutting a residential district and fifty feet from front lot lines when a residential district resides directly across the public right of way. Otherwise there are no minimum setbacks in this zone. 14.7 Environmental Protection Any improvements proposed to be located within a regulated area, as set by the Montville Inland Wetlands and Watercourses Commission, or that may have any impact on the regulated wetlands or watercourses, shall require approval by the Montville Inland Wetlands and Watercourses Commission and meet the requirements of the health code of the State of Connecticut. 14.8 Off-Street Parking Shall conform with Section 18 of these regulations. 14.9 Signs All signs in this district shall conform to the provisions of Section 19 of these Regulations. Government signs are exempt from size restrictions. 14.10 Landscaping Landscaping shall conform to Section 18B Landscape Design Requirements 14.11 Exterior Lighting Lighting shall conform to Section 18C Lighting Standards. 14.12 Exterior Appurtenances All Exterior Appurtenances shall conform to Section 18D Siting of Necessary Exterior Appurtenances. 14.13 Blank Walls All Buildings shall conform to Section 18E. Blank Walls - 124 - Navigate to Table of Contents 14A ROUTE 32 OVERLAY ZONE (OZ) 14A.1 Purpose The intent if this Overlay Zone is to promote economic development and housing diversity. 14A.2 Location The Route 32 Overlay Zone consists of the areas designated on the insert map of the official Town of Montville Zoning Map. 14A.3 Permitted Uses Commercial Uses and Residential Uses are permitted in accordance with Section 17 of these Regulations as follows: a. Residential uses per Section 4B.16 b. Commercial Uses which are allowed in any Commercial District in Montville. c. Mixed Use and multiple structures are permitted on any lot. No residential units shall be allowed in basements. 14A.4 Bulk Standards and Density a. Bulk Standards shall conform to the underlying zone. b. Density for Residential Uses shall conform to Section 4B.16. 14A.5 Parking Parking shall conform to Section 18 Off Street Parking - 125 - Navigate to Table of Contents 14A.6 Landscaping Landscaping shall conform to Section 18B Landscape Design Requirements. When applications are subject to the provisions of Section 14A.5 above, only new buffer plantings may be proposed. All other landscape requirements shall be met. 14A.7 Exterior Lighting Lighting shall conform to Section 18C Lighting Standards for all applications. 14A.8 Exterior Appurtenances All Exterior Appurtenances shall conform to Section 18D Siting of Necessary Exterior Appurtenances for all applications. 14A.9 Blank Walls All Buildings shall conform to Section 18E Blank Walls for all applications 14A.10 Signs All signs in this district shall conform to the provisions of Section 19 of these Regulations. Government signs are exempt from size restrictions. When applications are subject to the provisions of Section 14A.5 above, alternative signs standards may be proposed subject to review and approval by the Commission as part of the Master Plan review and subject to the Special Permit Review criteria. A comprehensive sign plan and design document shall be provided for each sign, denoting a cohesive design palette. 14A.11 Sidewalks Sidewalks shall be provided in conformance with Section 4A.2 Sidewalks. A sidewalk shall be provided from each Building’s main entrance to all public rights of way abutting the Lot and connect to existing sidewalks in said right of way. Developments consisting of multiple buildings shall provide walkway connecting each primary building’s primary entrance and parking areas. When feasible such walkways between buildings shall be in conformance with Section 4A.11.
