Good morning,
Thank you for submitting the revised plans.
After reviewing the proposed changes, I am unable to approve the relocation of the accessible
parking space as shown. The existing accessible parking space was located immediately
adjacent to the accessible ramp, providing a shorter accessible route to the building entrance.
The proposed relocation would increase the travel distance and result in a less compliant
accessible route.
Per 2021 International Building Code (IBC) Section 1106.7, accessible parking spaces shall be
located on the shortest accessible route of travel from adjacent parking to an accessible
building entrance. Based on the plans submitted, the proposed location does not appear to
satisfy this requirement.
To achieve compliance, the accessible parking space should remain adjacent to the existing
accessible ramp, be relocated to a location that provides an equal or shorter accessible route,
or an alternative compliant design (such as providing an accessible entrance and ramp at the
front of the building) may be submitted for review. I am also willing to consider other code-
compliant solutions when they are presented on revised plans.
Additionally, because this project involves a change of use, the proposed work cannot reduce
the existing level of accessibility. Any modifications must maintain or improve the accessibility
that currently exists rather than create conditions that are less compliant than those
previously provided.
Please feel free to contact me if you would like to discuss possible design options before
resubmitting the plans. This is only a review of the site plan. Not of the plans submitted to the
building department for the building.
