An easement over a certain parcel or strip of land 30 feet in width for the installation, use and maintenance of sanitary sewer structures and pipes, said strip of land situated on the easterly end of Rebecca Court, Town of Montville, County of New London, State of Connecticut,
encumbering Lot 4 and 5 as depicted on a plan entitled “Improvement Location Survey,
Montville Estates Cluster Subdivision, David Drive and Rebecca Court, Town of Montville, Connecticut, Scale: 1”=50’, Project No. CLA-4124, Date: 9/9/08, Sheet No. 1, Revised to 1/8/16 by CLA Engineers, Inc.” and being more particularly described as follows:
Beginning at an iron pin on the easterly end of the cul-de-sac of Rebecca Court, said pin
marking the dividing line between Lot 4 and Lot 5 of the above mentioned subdivision and running thence northeasterly along the arc of a curve to the left having a radius of 60.00 feet a distance of 31.42 feet by and along the line of said cul-de-sac to a point, the chord bearing of said arc being N 42° 57’ 45” E a chord distance of 31.06 feet; thence S 32° 02’ 15” E a distance
of 148.14 feet to a point; thence S 71° 30’ 15” E a distance of 275.19 feet to a point; thence N
71° 25’ 45” E a distance of 171.16 feet to a point, these last three courses running across Lot 4; thence S 18° 34’ 15” E a distance of 139.76 feet to a point on the northerly line of an existing sewer easement as described in Vol. 121, Pg. 314 and 1096 of the Montville Land Records, this last course running across Lot 4 and “Open Space”; thence S 85° 31’ 10” W a distance of 18.97
feet to a point; thence S 75° 40’ 45” W a distance of 11.63 feet to a point, these last two courses
running along the northerly line of the existing easement across “Open Space”; thence N 18° 34’ 15” W a distance of 104.28 feet to a point, running across “Open Space” and Lot 4; thence S 71° 25’ 45” W a distance of 151.22 feet running across Lot 4 to a point on the Lot 4/Lot 5 dividing line; thence S 71° 30’ 15” W a distance of 296.01 feet to a point; thence N 32° 02’ 15” W a
distance of 150.87 feet to the iron pin at the point of beginning, these last two courses running
along the Lot 4/Lot 5 dividing line. Containing 21,490± SF or 0.493± Acre.
