Montminty A certain tract or parcel of land situated northeasterly of Old Colchester Road in the Town of Montville, County of New London, State of Connecticut, depicted on a plan entitled “Montville Land Development, LLC, Montville Estates Cluster Subdivision, Montville, Connecticut, Subdivision Plan, Scale: 1”=100’, Project No. CLA-4124, Date: 3/30/07, Sheet No. 2, Revised to 1/2/08 by CLA Engineers, Inc., Norwich, Connecticut” and being more particularly described as follows: Beginning at an iron pin set at the easterly corner of land of Sherri L. Montminty and the southerly corner of the herein described premises, said pin lying 205 feet, more or less, northeasterly from the northeasterly line of Old Colchester Road as measured along the southeasterly line of land of Montminty and running thence, N 57˚ 25’ 00” W a distance of 202.90 feet to an iron pin set at the northerly corner of Montminty, bounded southwesterly by land of Montminty; thence northeasterly along the arc of a curve to the right having a radius of 175.02 feet a distance of 192.88 feet to a point, the chord bearing of said curve being N 64˚ 09’ 36” E a chord distance of 183.27 feet; thence S 84˚ 16’ 05” E a distance of 66.70 feet to a point of curve to the right having a radius of 175.00 feet; thence easterly along the arc of said curve a distance of 18.19 feet to an iron pin, set, the chord bearing of said curve being S 81˚ 17’ 20” E a chord distance of 18.18 feet, these last 3 courses running by and along the southeasterly and southerly line of a proposed road, currently owned by Montville Land Development, LLC; thence S 28˚ 50’ 25” W a distance of 115.78 feet to an iron pin, set, bounded southeasterly by land now or formerly of Montville Land Development, LLC, depicted as Lot 12 of the aforementioned subdivision, and land now or formerly of Dwight Baker & Marinette Kelsey, known as “Baker Cemetery”, in part by each; thence S 58˚ 43’ 20” E a distance of 23.43 feet to an iron pin, set; thence S 32˚ 43’ 00” W a distance of 78.62 feet to the iron pin at the point of beginning, these last 2 courses bounded northeasterly and southeasterly by land of said Baker & Kelsey. Containing 26,910 SF or 0.618 Ac. Subject to a pole line easement as depicted on the above referenced plan.
