Drainage Easement 1, David Drive A drainage easement over a certain tract or parcel of land for the installation, use and maintenance of drainage structures, said parcel situated on the northeasterly side of David Drive,
Town of Montville, County of New London, State of Connecticut, said easement encumbering
Lot 1 as depicted on a plan entitled “Improvement Location Survey, Montville Estates Cluster Subdivision, David Drive and Rebecca Court, Town of Montville, Connecticut, Scale: 1”=50’, Project No. CLA-4124, Date: 9/9/08, Sheet No. 1, Revised to 1/8/16 by CLA Engineers, Inc.” and being more particularly described as follows:
Beginning at a monument set on the northeasterly line of David Drive, said monument marking the southwesterly corner of land now or formerly of David M. Rosen and Chelsey A. Elliott and the northwesterly corner of Lot 1 of the above mentioned subdivision and running thence N 60° 57’ 20” E a distance of 279.29 feet to a point in a stone wall; thence N 70° 15’ 40”
W a distance of 12.00 feet along said wall to a drill hole, found; thence N 36° 44’ 15” W a
distance of 142.92 feet to a point, these first three courses bounded northwesterly and southwesterly by land of said Rosen and Elliott; thence S 45° 26’ 05” E a distance of 391.90 feet to a point, bounded northeasterly by land now or formerly of Karen L. Huffer and land now or formerly of Daniel W. & Maureen A. Kobyluck, in part by each; thence S 81° 43’ 05” W a
distance of 269.30 feet to a point; thence S 38° 40’ 30” W a distance of 125.42 feet to a
monument set on the northeasterly line of David Drive, these last two courses running across Lot 1; thence N 29° 44’ 35” W a distance of 128.82 feet to a monument set at a point of tangent curve to the right having a radius of 175.00 feet; thence northwesterly along the arc of said curve a distance of 50.05 feet to the monument at the point of beginning, these last two courses running
by and along the northeasterly line of David Drive.
Containing 57,170± SF of 1.312± Acres.
Drainage Easement 2, Rebecca Court
A drainage easement over a certain parcel or strip of land 40 feet in width for the installation, use and maintenance of drainage structures and pipes together with the right to flow surface drainage water, said strip of land situated at the easterly end of the cul-de-sac of Rebecca
Drive, Town of Montville, County of New London, State of Connecticut, said easement centered
on the Lot 3/Lot 4 dividing line as depicted on a plan entitled “Improvement Location Survey, Monville estates Cluster Subdivision, David Drive and Rebecca Court, Town of Montville,
Connecticut, Scale: 1”=50, Project No. CLA-4124, Date: 9/9/08, Sheet No. 1, Revised to 1/8/16 by CLA Engineers, Inc.” said centerline being more particularly described as follows:
Beginning at a monument set on the easterly end of the cul-de-sac of Rebecca Court, said monument marking the southwesterly corner of Lot 3 and the northwesterly corner of Lot 4 of the above mentioned subdivision and running thence N 88° 51’ 20” E a distance of 76.76 feet to a point; thence S 71° 30’ 15” E a distance of 225.00 feet to a point, these two courses running
along the Lot 3/Lot 4 dividing line.
