THIS lS TO CERTIFY that after the examination of the Land Records, as indexed of the
Town of lvlontville, county of New London and state of connecticut, to the date of February 12,
2026 at 8:00 a.m,, I am of the opinion that Michael Desautels is the owner in fee simple of a
certain piece or parcel of land with the buildings and improvements thereon, if any, known as
197 Chesterfield Road and situated in the Town of Montville, village of Oakdale, County of
New London and State of Connecticut, being more particularly bounded and described as set
forth on Schedule "A" attached hereto and made a part hereof.
Said premises are free and clare of all encumbrances, except
Zoning and subdivision laws and municipal regulations of the Town of Montville
And laws and regulations of the State of Connecticut and the federal
government.
Real property taxes due to the Town of lVontville on October 1, 2024 grand list
(paid in full).
Any inchoate liens now existing or which in the future may exist by reason of the
provisions of Connecticut General Statutes S22a-452a, or any amendments
thereto.
Any state of facts that an accurate survey and inspection ofthe premises would
Reveal.
Pole line right of way as depicted on a plan entitled "Pole Line R^/V of
Chesterfield Road -MTV, AECO Development lnc., The Hartford Electric Light
Co., Electric Operations Department, Scale 1 inch = 100 feet, Date February
26, 1964, No. J-64001-H" filed as map #237 in the Montville Land Records.
This certificate does not cover any encumbrances which apply to the property resulting
from (a) all pertinent data not included in the aforementioned General lndex, (b) mechanics liens
for which no lien has been filed, (c) prescriptive easement or other rights by adverse use not
mentioned in the chain of yield, and (d) rights of parties in possession, if any, other than the
owners who have not frled any claims in the Montville Land Records.
