Reproductions of this map are not valid without the live seal and signature of the undersigned professional. 1.This survey and map have been prepared pursuant to the Regulations of Connecticut State Agencies Sections 20-300b-1 through 20-300b-20 and the "Standards for Surveys and Maps in the State of Connecticut" as adopted by the Connecticut Association of Land Surveyors, Inc. on August 29, 2019. It is an Improvement Location Survey, intended to enable a determination of compliance with applicable project and/or statutory requirements, in support of the development of a new single-family residence. BOUNDARY DETERMINATION CATEGORY:Dependent Resurvey HORIZONTAL ACCURACY CLASS:A-2 TOPOGRAPHIC ACCURACY CLASS:T-2 2.Reference has been made to the following maps and plans: A."PROPERTY & TOPOGRAPHIC SURVEY OF A LOT LOCATED AT No. 6 POINT BREEZE ROAD MONTVILLE, CONNECTICUT", dated October 5, 2022, scale: 1" = 40', prepared by Franklin Surveys. B."RESIDENTIAL SITE PLAN NEW SINGLE-FAMILY RESIDENCE 6 POINT BREEZE ROAD, UNCASVILLE-MONTVILLE, CT 06382 PREPARED FOR PHILLIP LAPIERRE 526 CANTERBURY TURNPIKE, APARTMENT C, NORWICH, CT 06360", dated 2/15/2023, scale: 1" = 30', sheets 1-2 of 2, prepared by H+H Engineering Associates. 3.Franklin Surveys conducted field as-built surveys on November 29, 2023, September 20, 2024, and October 15, 2024. The bearings and elevations depicted and noted hereon are referenced to project horizontal and vertical datums, more particularly described on reference map #2A. 4.Flood zones depicted and noted hereon are based upon the Federal Emergency Management Agency (FEMA) Flood Insurance Rate Map for New London County, Connecticut, Panel 354 of 554, Map Number 09011C0354G, Effective Date July 18, 2011, downloaded from the FEMA website on September 28, 2022. 5.The Coastal Jurisdiction Line (CJL) elevation for Montville on the Thames River is 2.3 feet as determined from the CJL Elevation Chart published by the State of Connecticut Department of Energy & Environmental Protection (CT DEEP) on their website, accessed September 28, 2022. The Mean High Water (MHW) elevation is 1.2 feet for Montville on the Thames River, based on a document entitled "Resources for Tidal and Navigable Waters in Connecticut", published by CALS on October 15, 2012. Said CJL and MHW lines are depicted hereon based upon pre-construction conditions. 6.The easterly property boundary is the MHW line of the Thames River. The closing course (not depicted hereon) from the iron pipe found along the northerly property line to the easterly end of the southerly property line depicted hereon has a distance of 451.92' and a direction of S 8°47'50" E. 7.Underground structures depicted or noted hereon must be considered to be approximate in nature. Additionally, other such features may exist on the site, the existence of which are unknown to Franklin Surveys. The size, location, and existence of all such features must be field-determined and verified by the appropriate authorities prior to construction.
