Lot 1
A certain tract or parcel of land, situated on the southeasterly side of Gay Hill Road in the Town of
Montville, County of New London and State of Connecticut being more particularly bounded and
described as follows:
Beginning at a point to be set in the southeasterly street line of Gay Hill Road at the northerly
most corner of the herein described parcel and the northwesterly corner of lands now or formerly
of Dessi Lyn McEntee, as more particularly shown of the herein referenced survey plan,
Thence following along said McEntee lands, by and along the centerline of a stonewall in part, for
the following courses and distances:
S 40° 01' 47" E, for a distance of 142.41 feet to a point at the beginning of a stonewall,
S 43° 54' 09" E, for a distance of 35.63 feet to a point in said stonewall,
S 46° 54' 38" E, for a distance of 56.94 feet to a point in said stonewall,
S 45° 47' 30" E, for a distance of 84.25 feet to a point to be set at the end of said stonewall,
said point to be set being the southeasterly corner of the herein described parcel, a
southwesterly corner of lands of said McEntee, and further being located in a northerly
line of lands of Sun Laurel Heights LLC,
Thence following along said Sun Laurel Heights LLC lands, generally along the centerline of
stonewall remains and box-wire fence, the following courses and distances:
S 59° 26' 01" W, for a distance of 88.27 feet to a rebar with cap recovered,
S 53° 00' 54" W, for a distance of 243.66 feet to a rebar with cap recovered,
S 44° 43' 20" W, for a distance of 31.94 feet to a point to be set in said remains of stonewall,
said point being a southerly corner of the herein described parcel and the southeasterly
corner of lands now or formerly of William Shulesko Jr,
Thence following along said Shulesko, N 36° 09' 33" W, for a distance of 107.63 feet to a point to
be set, said point being a northwesterly corner of the herein described parcel and the
southwesterly corner of other land of Chad Obrey and Jennifer E. Obrey shown as Lot 2 on the
herein referenced survey plan,
Thence following along said Lot 2, for the following courses and distances:
N 46° 37' 58" E, for a distance of 50.40 feet to a point,
N 46° 37' 58" E, for a distance of 234.93 feet to a point to be set,
N 43° 05' 41" W, for a distance of 110.42 feet to a point to be set,
S 74° 13' 41" W, for a distance of 99.29 feet to a point to be set in the southeasterly street
line of Gay Hill Road, said point to be set being the northwesterly corner of the herein
described parcel, and the northeasterly corner of Lot 2,
Thence following along the said southeasterly street line of Gay Hill Road, N 42° 47' 46" E, for a
distance of 150.00 feet to a point to be set, said point being the point and place of beginning.
Said parcel contains 1.26 acres more or less and is more particularly shown as Lot 1 on a survey
plan prepared by Boundaries L.L.C. entitled: Improvement Location & Topographic Survey “Free
Split and Residential Site Development Plans” Prepared For Chad Obrey, 400 Gay Hill Road,
Montville, Connecticut, Scale: 1” = 20’, Date: August 2025, Job I.D. No. 25-3592, Sheet No. 1/2.
Said parcel is together with an easement for access, utilities and all other purposes necessary for
the development and use of the herein described parcel over said Lot 2 for single-family residential
purposes more particularly bounded and described as follows:
Beginning at a point to be set in the southeasterly street line of Gay Hill road at the northwesterly
corner of the herein described easement, the northwesterly corner of said Lot 2, and the
northeasterly corner of lands now or formerly William Shulesko, Jr. all as more particularly shown
on the herein referenced survey plan,
Thence following along the southeasterly street line of Gay Hill Road, N 42°47’46” E, for a distance
of 50.94’ to a point, said point being the northeasterly corner of the herein described easement,
Thence along Lot 2, S 36°09’33” E, for a distance of 148.95’ to a point located in a northerly line
of Lot 1, said point being the southeasterly corner of the herein described easement,
Thence following along said Lot 1, S 46°37’58” W, for a distance of 50.40’ to a point to be set, said
point to be set being the southwesterly corner of the herein described easement, a northwesterly
corner of said Lot 1, and further being located in an easterly line of lands now or formerly William
Shulesko Jr,
Thence following along said Shulesko lands, N 36° 09' 33" W, for a distance of 145.52 to a point to
be set in the southeasterly street line of Gay Hill Road, said point being the point and place of
beginning.
Said easement contains 7,362 square feet more or less and is identified on the herein referenced
survey plan as “PROPOSED 50’ WIDE DRIVEWAY, GRADING, AND UTILITY EASEMENT OVER LOT 2
IN FAVOR OF LOT 1 AREA: 7,362± SF (0.17± ACRES)”
