HomeMy WebLinkAboutTE Opinion Letter re Administrative Approval 6-10-2025Page 1 of 1 CLA-6314S CLA Engineers, Inc. | 317 Main Street, Norwich CT 06360 | 860.886.1966 | www.claengineers.com June 10, 2025 Stacy Radford Zoning & Wetland Officer – Dept. of Land Use & Development Town of Montville 310 Norwich-New London Tpke., Uncasville, CT 06382 RE: Site Improvement Plan Camp Oakdale – Public Works Equipment Storage Garage 176 Meeting House Lane CLA-6314S Administrative Approval Opinion Ms. Radford: CLA Engineers, Inc. has prepared the attached revised site improvement plans for a proposed equipment storage garage on behalf of the Town Public Works Department to be located at Camp Oakdale, 176 Meeting house Lane as shown on the site plans. Modifications to the approved plan include the following: 1. Reduction in the building size from 105’x45’ to 80’x40’. 2. Gravel surfacing has been extended on the south side of the building. 3. Removal of the proposed retaining wall. Due to the smaller building size, the site can be suitably graded to a 4:1 vegetated slope that can be maintained by the Town Staff. 4. Elimination of the concrete apron at the front of the building. 5. General Note 6 and E&S Note 3 have been edited per the conditions of approval. We believe the site and building modifications are minor and are well within the confines of the Camp Oakdale facility. Additionally, the smaller building size reduces the amount of impervious surface from the approved plans. In our opinion, the scope of the changes would be suitable for an Administrative approval.
