PROPOSAL: 36’ x 40’ (1,440 SF) 3 bay detached garage that will be used for storage. REFERALS: Sketch of outdoor kitchen layout was provided to UH, BO and FM on 6/4/24. UNCAS HEALTH DISTRICT: Referred 5/24/24, no comments in regards to garage. BUILDING DEPT.: Referred 5/24/24, comments dated 5/29/24: I have reviewed the application for a detached garage at 339 Oxoboxo Rd. It appears the intent is for this to
be a detached garage accessory to a single family use. As such, a residential building
permit will be required. If the use is for business, a commercial building permit application
for an S-1 Automotive use would be required, and accessible bathroom facilities would be required. I have no adverse comments on the land use application at this time.

Building Official FIRE MARSHAL: Referred 5/24/24, comments received 6/17/24: “After reviewing all documents, the Fire Marshal’s Office has no comments for this project.”
STAFF COMMENTS: The application is for the construction of a 36’ x 40’ (1,440 square foot)
3 bay detached garage. Per Zoning Regulation Section 4.2, accessory buildings over 1,200 sq. ft. require the approval of the Planning and Zoning Commission. The applicant
has stated the use of the garage will be for storage. In addition to the 3 bays, the
proposed garage also has a loft area for storage. The location and height of the garage meet the requirements of the R120 zone. Also included in this application is a proposed 16’ x 16’ outdoor kitchen. This outdoor kitchen is under 1,200 square feet therefore, does
not fall under ZR Section 4.2 and can be approved by the Zoning Officer via a zoning
permit application. SUGGESTED MOTION FOR ANY FAVORABLE APPROVAL:
I make a MOTION to APPROVE Application 24 SITE 4 to construct a 36’ x 40’ (1,440 sq. ft.)
3 car garage as an accessory structure to the single-family residence in accordance with the Montville Zoning Regulations and the application, supporting documentation and a
plan set entitled “Improvement Location Survey Prepared for David M. Warzecha, 339
Oxoboxo Dam Road, Montville, Connecticut, Prepared by Advanced Surveys, LLC,
Dated 5/04/24”.
