Background Information Property has a residential dwelling with a home office & storage for Daniels and Sons Construction. A zoning permit was approved on 5/25/2016 for grading with a Soil and Erosion Control plan for future site development
Analysis Inland Wetlands Commission: None
Uncas Health: All comments from the Local Health District have been met. Final approval from the State Department of Health is required Building Department: All comments addressed Fire Marshal: The separation distance between LP tanks and the fueling dispenser and associated pads must be 20 feet. (late comments) Department of Transportation: All comments have been addressed. Local approval must be
given prior to final site approval.
Town Engineer Review
Assuming that erosion matting or similar will be used for stabilization of the sloped areas, the E&S
Bond estimate should be $10,000. This bond amount assumes that the significant sloped areas in Phase I may be in that condition for an extended period of time and /or that the bond in the amount shown can stay in place for the additional two phases.
Staff Recommendations Staff recommends approval. The application has satisfied the Requirements of Section 13 (Light Industrial Zone) and Section 18 (Site Plans) of the Regulations.
Draft Motion for Approval:
The Commission finds that the site plan meets the requirements of Section 13 and Section 18 of
the Zoning Regulations and approves the plan of Daniels and Son Construction and the plan titled “ Daniels and Sons Construction 1502 Hartford-New London Turnpike CT Route 85 (Map 5, Lot 28) Oakdale, Connecticut. Prepared by Green Site Designs, LLC 317 Main Street Norwich, Ct. revised to May 29, 2018.
This is a conditional approval. Each and every condition is an integral part of the Commission decision. Should any of the conditions, on appeal from this decision, be found to be void or of no legal effect then this conditional approval is likewise void. Should any of the conditions not be implemented by the applicant or his successors within the specified permit time period, then this
conditional approval is void. The applicant may re-file another application review. The conditions
of approval are: 1. The ZEO must be contacted 24 hrs prior to start of construction. 2. An E&S Bond in the amount of $10,000.00 must be posted prior to the issuance of a Zoning
Permit.
3. The separation distance between LP tanks and the fueling dispenser and associated pads must be 20 feet. 4. Approval from the State Department of Public Health and Department of Transportation is required prior to endorsement by the Chairman
