S 1 TE DEVELOPMENT PLAN
BUTLER/SMG, INC.
MONTV i LLE, CONNECTICUT
REFERENCE 15 MADE TO:
1. Site Development Plan, Montville Health Center, Prepared for
But ler/Smc, Inc., Off Fitch Hill Road, Montville Connectc iut,
Scale: I" = 40', January 31, I qq l , Chandler, Palmer 4 ging,
Norwich, Connecticut.
2. Connecticut Guidelines for Soil Erosion and Sediment Gontro
January Ici85.
3. Soil Survey of New London County Connecticut, U.S.D.A. Soil
Construction Service 1883.
DEVELOPMENT:
The Site Development Plans wlll allow for the construction of
a 26,806 s.f. Health Center and 6,260 s.f. Day Care Center
on 35.28 +;'- Acres.
501 L5:
The proposed site is composed mainly of five soil types; "
Canton 4 Charlton CcB , CcG , CdD , Char Iton-ho I I is CrC
and Raypol "Rc".
I. "GeB" Very stony fine sandy looms with 3 to 8 percent siopec:.
These gently sloping, well drained soils are on glacial till
upland hills, pIains and ridges. Stones and boulders cover
to 8 percent of the surface.
2. "CcC" Very stony fine sandy looms with 8 to 15 percent slopes.
These sloping well drained soils are on glacial till upiand hills;
plains and ridges. Stones and boulders cover I to 8 percent
of the surface.
3. "CdD" Extremely stony fine sandy looms with 15 to 35 percent
slopes. These moderately steep to steep well drained soils
are on gloclol till upland hills, plains and ridges. Stones and
boulders cover 8 to 25 percent of the surface.
4. "CrC" Very rocky fine sandy looms with 3 to 15 percent slopes.'
This gently sloping complex consists of somewhat well drained
soils on glacial till uplands. Rock outcrops cover up to 10
percent of the surface. Stones and boulders cover I to 8
percent of the surface.
5. "Rc" Silty loam. These nearly level, poorly drained lolls,
are found on stream terraces and outwash plains.
DEVELOPMENT 50HEDULE :
Construction will begin with the clearing, grubbing and rough grading
of '.Inc proposed sites. Each site will be graded so that ail possible trees
on site will be saved to provide adequate buffers between od joinir
properties and the proposed development. Following rough grcirlg
procedures, ail drainage structures and the associated plping 1l
be Installed and protected with hay bales or slit fence. These
protective measures are to remain in place and properly maintaine
throughout constructlon. Also at this time the site will be prepore
for the installation of utilities. These utilities will be installed
underground as required by the appropriate town agency. Following
utility installation, final grading, paving, seeding and planting will be
completed.
DEVELOPMENT CONTROL PLAN:
Development of the site will be performed by Butler/Smc, Inc. 3^1110
will be responsible for the installation and maintenance of erosion
and sediment control measures required throughout construction.
The sedimentation control mechanisms shall remain in place from the
start of construction until permanent vegetation has been established.
The representative for the Town of Montville w i I i be notified when 4,- rc
sediment and erosion control structures are initially in place. Orce
the proposed development, seeding and planting have been compiet.ec
the representative shall be notified to the inspect the site. Those
control measures will not be removed until this inspection is complete.
There will be no work performed within a regulated wetland area
and at no time will any area of the wetlands be encroached upon.
Ail stripping is to be confined to the immediate construction are
Topsoil shall be stockpiled so that slopes do not exceed 2 to I.
hay bale sediment barrier is to surround each stockpile and a temper
vegetative cover provided.
Dust control will be accomplished by spraying with water and if
necessary, the application of calcium chloride.
The proposed planting schedule is to be adhered to during the
planting of disturbed areas throughout the proposed constructio
site.
FILTER 5ARRI ER IN5TALLATION 4 MAINTENANCE:
I. Dig a 6" trench on the uphill side of the barrier location.
2. Position the posts on the downhill side of the barrier and drive
the post 1.5 feet into the ground.
3. Lay the bottom (b" of the fabric in the trench to prevent
undermining and backfill.
4. Inspect and repair barrier after heavy rainfall.
5. Sediment deposits are to be removed when they reach a height
of one foot behind the barrier.
HAY BALE INSTALLATION 4 MAINTENANCE:
1.
Bales shall be placed around all proposed catch bas ins with
the ends of the bales tightly abutting each other.
2. Each bale shall be securely anchored with at least 2 stakes and
gaps between bales shall be wedged with straw to prevent
water from passing between the bales.
3. Inspect bales after each storm and repair or replace promptly
as needed. Remove sediment behind the bales when it has
reached half the height of the bale.
TEMPORARY VESETATIVE COVER:
A temporary seeding of Rye Grass will be completed within 15 days
of the formation of stockpile(s If the soil in the stockpiles has
beer compacted by construction operations it shall be loosened to
a depth of 2 inches before, the fertilizer, lime and seed is applied.
10-10-10 fertilizer at a rate of -7.5 pounds per 1000 s.f. and lime
stone at a rate of ciO lbs. per 1000 s.f. shall be used. Rye Grass
applied at a rate of 1 Ib. per 1000 s.f. shall provide the temporary
vegetati ✓e cover. Straw or hay, free from weeds and coarse matter shall
be used at a rate of 10-q0 lbs. per 1000 s.f. as a temporary mulch.
PERMANENT VEGETATIVE COVER:
Topsoil will be replaced once the excavation has been completed
and the shoulders are graded to a slope no greater than 3 to I.
Topsoil will be spread at a minimum compacted depth of 4 inches.
Once the topsoil has been spread, all stones two inches or larger
in any dimension will be removed as well as debris. Apply agricultural
ground limestone at the rate of two tons per acre or 100 lbs. per
1000 s.f. Apply 10-10-10 fertilizer or equivalent at a rate of
300 lbs. per acre or -1.5 lbs. per 1000 s.f. Aork lime and fertilizer
into the soil to a depth of 4 inches. inspect seedbed before seeding.
If traffic has compacted the soil, retill compacted areas. Apply the
following grass seed mix: -_
Seed Mixture lbs./acre lb5./1000 s.f.
Kentucky Bluegrass 20 .45
Creeping Red Fescue 20 .45
Perennial Rye Orals 5 .10"
45 1.00
The recommended seeding dates are:
April I - June 15
August I - September 15
Following seeding, firm seedbed with a roller. Mulch immediately
following seeding. if a permanent vegetative stand cannot be
established by September 30, apply a temporary cover on the
topsoil such as netting, mat or an organic mulch.
