Development on each of the lots involves construction of a driveway, house constuction,, well and subsurface sewage disposal system installations. The driveways shown on this plan are possible locations. It is the intent of this plan to provide driveways at less than 10% slope and provide sediment and erosion controls. At the development stage, a different location may be chosen however, the intent must be consistent with this plan. SCHEDULE Work is anticipated to commence upon subdivision approval and upon issuance of individual building permits for the lots. The time for each lot development is approximately 2-3 months. f"'ONSTRUCTTON SEQUENCE, 1. Prior to any excavations, an anti -tracking pad and sediment fence will be installed and maintained at locations downhill of cuts and fills. 2. New driveway areas. will be cleared, grubbed, graded (cut or filled as required). Driveway slopes are not to exceed 10% grade. All side slopes shall be no steeper than 2:1. All slope areas are to be loamed(4" minimum) seeded with grass in accordance with seeding dates (below) and mulched with hay or straw at a rate of 701bs/1000 SF. SEEDTNG RATES: Between April 15 & September 15 all disturbed areas shall m iiilediately graded and seeded 1-c) promote stabilization of slopc,s. L Seeding shall be clone in accordance I with the following seeding and slope stabilization directives: A. Fine grade seed bed together with limestone at a rate of go lbs. per 1000 S.F. and 10-10-10 fertilizer at a rate of 7.5 lbs. per 1000 S.F. B. Apply the following seed mixture: 45% Kentucky Blue grass, 45% creeping red fescue and 10% perennial ryegrass at a rate of I lb. per 1000 S.F. C Immediately upon seeding, mulch the area with hay or straw at a rate of 1 — 2 bales per 1000 S.F. D. Use winter rye between August 15 & October I at 3 lbs. per 1000 S.F. 3. Prior to house and septic system installation sediment fence will be installed and maintained downhill of area to be cleared. New house location and septic system areas will be cleared9grubbed and prepared as required. Building construction, septic system installation and well installation will be completed and grading and seeding will be accomplished as indicated in #2 (above). -4. After all slopes have been permanently stabilized, sediment and anti -tracking ,Pad shall be removed. 5.
