Colonis 50 Bayview Road Niantic, CT 06357 Re: Resubdivision 35 Platoz Drive, Montville, CT Dear Mr. Colonis: The Montville Planning and Zoning Commission at its meeting held on January 8, 2008, voted to approve the application for a two-lot subdivision on the property located at 35 Platoz Drive, Montville, Connecticut. Enclosed herewith please find a Certificate of Notice of Decision. Please note that it is your responsibility to record the original Certificate of Notice of Decision in the Montville Town Clerk’s office in order for the approval to be in effect. Any plan for subdivision/resubdivision shall, upon approval, or when taken as approved by reason of the failure of the Commission to act, be filed and recorded by the applicant in the office of the Town Clerk within ninety days of the date of approval. Any plan not filed and recorded within the prescribed time shall become null and void, except that the Commission may extend the time for such filing for two additional periods of ninety days and the plan shall remain valid until expiration of such extended time. All such plans shall be delivered to the applicant for filing and recording promptly after the time for taking an appeal from the actions of the Commission has elapsed, and in the event of an appeal, promptly upon termination of such appeal by dismissal, withdrawal, or judgment in favor of the applicant. No such plan shall be recorded by the Town Clerk until its approval has been endorsed thereon by the Chairman or Secretary of the Commission and the filing and recording of a subdivision plan without such approval shall be void. The mylar shall be delivered to the Commission for final signatures within the ninety-day period for filing. The mylar shall be reviewed by the Town Planner prior to the applicant obtaining final signatures. Three paper copies of the signed plan shall be delivered to the Commission.
