I. GENERAL -
1. THE PROPERTY OWNER IS PROPOSING TO SUBDIVIDE HIS PROPERTY INTO 13 RESIDENTIAL

2. THE SUBDIVISION CONSISTS OF LAND LOCATED ON THE NORTH SIDE OF BLACK ASH ROAD AND
THE SOUTH SIDE OF OLD COLCHESTER ROAD. THE PARCEL CONTAINS 31.516 ACRES OF WHICH 10.950
ACRES ARE DESIGNATED AS INLAND WETLANDS.
3. THE PARCEL CONTAINS A VARIETY OF TERRAIN INCLUDING MEADOW, FOREST AND WETLANDS.
4. THE PARCEL GENERALLY SLOPES FROM SOUTH TO NORTH TO A LARGE AREA OF INLAND
WETLANDS LOCATED IN THE CENTRAL PORTION.
5. 13 LOTS ARE PROPOSED FOR THE PROPERTY. 4 LOTS HAVE FRONTAGE ON OLD COLCHESTER ROAD.
9 LOTS HAVE FRONTAGE ON BLACK ASH ROAD. THE CONSTRUCTION OF THE PROPOSED DRIVEWAY FOR
LOT 8 SHALL DISTURB 0.049 ACRES OF WETLANDS AND 0.060 ACRES OF UPLAND REVIEW AREAS ARE

II. BUILDING LOT DEVELOPMENT
1. THE CONSTRUCTION SEQUENCE FOR THE INDIVIDUAL LOTS IS GENERIC AND IS
INTENDED AS A GENERAL GUIDELINE. THE HOUSE LOCATIONS DEPICTED ON THE
SITE DEVELOPMENT PLANS ARE INTENDED TO SHOW THAT THE LOTS CAN BE
DEVELOPED IN ACCORDANCE WITH THE ZONING, SUBDIVISION AND INLAND
WETLANDS REGULATIONS OF THE TOWN OF MONTVILLE AND THE REQUIREMENTS OF THE
STATE OF CONNECTICUT DEPARTMENT OF PUBLIC HEALTH. INDIVIDUAL PLOT PLANS
WILL BE PROVIDED FOR EACH LOT AS REQUIRED. SEPTIC SYSTEM DESIGN PLANS WILL
