Gross parcel area = 1,618,890 sq. ft. = 37.165 acres 1,618,890 ÷ 40,000 sq. ft. = 40.47 lots Number of lots proposed = 40 The smallest lot proposed is Lot 6 @ 20.200 sq. ft. The largest lot proposed is Lot 21 @ 57,300 sq. ft. 17.11.19 Open Space Requirements Other than regulated wetlands areas, there are no unique areas on the site suitable for Open Space. I recommend that the Commission consider applying Section 5.4 of the Subdivision Regulations. The Commission may authorize the acceptance of fees in lieu of Open Space for improvements at Camp Oakdale. "In Kind Services" may be substituted for the fee. Emergency access from Monahan Drive to Swanty Johnson Road is not shown The cul-de-sac would be limited to 1,000 feet – 1,500 feet with waiver Analysis Drainage from the site generally flows to the west and south. The predominate soils are Hydrolic Soil Type "C" – sandy clay loam. These are moderately well drained soils. The western side of the land contains slopes > 10%. The items required in Section 17.11.2 Conceptual Plan, have been provided. This Conceptual Plan may be altered by the Wetlands Commission before final submission to Planning & Zoning. Recommendations for Final Plan submission: Drainage is the critical development criteria for the project. Given the soil types, I would recommend test holes in areas which will be proposed for infiltration. The applicant should focus on detention basins and swales to maintain pre-development flows and whenever possible reduce flows to less than pre-development conditions. The cul-de-sac connection issue should be clarified.
