EXISTING CONDITIONS: 410-412 Maple Avenue aka Rockland Overlook Industrial Condos
is an Industrial Park developed with various industrial uses.
PROPOSAL: Application proposes a 4000SF “Industrial Garage for Tree Service Trucks and
Equipment” and associated site improvements in the northwesterly portion of the site aka
412 Maple Avenue.
INLAND WETLANDS COMMISSION: App. submitted to Montville IWC was received at its
spec. meeting on 1/6/2022, tabled to 1/20/22 meeting, tabled to 2/17/22 reg. meeting.
Applicant, on 1/24/22, granted an extension of time and requested the IWC table the
application to its 3/17/22 reg. meeting in order to submit drainage calculations for review
by Town Engineer.
UNCAS HEALTH DISTRICT: Application, plans & supporting documents referred 01/25/22.

STAFF COMMENTS: Please be advised of the following with regard to my review of the
application, supporting documents and a plan entitled “Site Development Plan
Prepared for Advanced Associates, LLC, 410 & 412 Maple Avenue, Montville, CT,
Prepared by Advanced Surveys, LLC, Dated 10/20/21”:
1. Note 6 – Please provide a copy of the referenced driveway easement and
maintenance agreement.
2. Sheet 1 Driveway Easement Area is not shown past the boundary line of 410
Maple Avenue. Revise to show easement area up to the proposed development.
3. All work shall be commenced within five years. Expiration Date: _______________.
4. Add note to PZC approval signature block - Soil Erosion & Sediment Control Plan
approved by the Planning & Zoning Commission on _____________.
5. Soil Erosion & Sediment Control bond estimate shall be submitted for review &
approval by Town Engineer/Town Planner.
6. Show location of freestanding and/or building mounted lighting.
7. Revise plan to show required Handicap parking spaces.
8. ZR Sec. 17.3 (GIS) Digital plan shall be submitted prior to issuance of a zoning
permit.
9. Submit preliminary building elevations.
10. Revise plan to show truck parking areas, fire lanes per Fire Marshal.
11. Final plan shall be signed and sealed by LS & PE.
STAFF RECOMMENDATION: At the request of the Applicant, table the application to the
3/22/22 regular meeting in order for it to address staff comments and provide further
