PLANNER COMMENTS:
The Applicant is proposing a 1-lot resubdivision that will create two lots ranging in size
from proposed lot 50-06 at 6.31-acres (274,864SF) with 154.68’ frontage on Simpson Lane
to new proposed rear lot 50-06A at 8.43-acres (367,211SF) with 45.97’ frontage on

Simpson Lane. The lots will be developed for new single-family residences with on-site
septics & wells and associated site improvements. The lots will be accessed from a
common driveway from Pires Drive.
The property to be subdivided is shown as “Lot 50-006” on a subdivision plan entitled
“Subdivision Plan, Prepared for Chestnut Ridge, LLC, #143 Simpson Lane, Oakdale, CT, by
CLA Engineers, Dated Oct. 2003, Revised 12/12/03” that was approved by Montville PZC
on 12/9/2003 following a favorable report from the IWC on 10/16/2003 and filed on the
Land Records in the office of the Montville Town Clerk as Drawing Number 1983.
Please be advised of the following comments with regard to my review of the
application and plan entitled “Resubdivision Plan, Prepared for Chestnut Ridge, LLC,
#82B Pires Drive & Simpson Lane, Montville, Connecticut, Prepared by Advanced
Surveys, LLC, Dated February 08, 2022”:
1. Revise plan to show existing common areas as shown on the original above-
referenced subdivision plan approved 12/9/2003 and address how the new lot will be
addressed in the existing Homeowners Association document.
2. Submit revised common driveway easement and maintenance agreement that
addresses new proposed lot 50-06A.
3. Revise Sheet 1 (Boundary-Topo-Lot Layout) to show “proposed” Lot 50-06 and 50-
06A (not existing).
4. Revise Zoning Compliance Table as follows:
- Revise to show “Proposed Lot#50-06 (not ex.).
- Revise to add Rear Lot Area excluding the length & width of the access strip (ZR
Sec. 4.11.4.3).
- Revise to add *** before rear lot front yard setback.
5. Show all building line setbacks on Sheet 1 and/or add to Sheet 2 (Improvements-E
& S Controls – Details).
6. Revise Sheet 2 to show conceptual footing drain location/outlets.
7. Revise Sheet 2 to show any conceptual proposed grading.
8. Add construction sequencing notes from application narrative of Attorney Heller
received on 4/06/22.
