Hi Colleen & Tom,
We look forward to meeting you both this Friday, August 24th at 9am to
discuss the proposed project for the subject address. Basically, what’s
being proposed is a demo/rebuild project where the old structure is
replaced with a new foundation (walkout basement) and 3BR single family
residence – 1,625sf ranch style.
We’re seeking guidance on what will be allowed given the existing
structure has non-conforming elements (existing garage is over the
front/left side setback lines and the rear deck is over the back set
back line). What we would like to do is to obtain approvals for the new
structure’s garage to be more confirming on the side yard setback in
exchange for a reduced non-conforming portion at the right front corner
of the garage (which would extend forward of the front setback line).
We assume that we’ll need to make a formal application to the Zoning
Board on or before next Tuesday, Aug. 28th in order to get on the agenda
for the Sept. 11th meeting?
The vacant area to the right of the structure is the existing septic
system, which shall be improved if necessary.
The attached .PDF file’s page 1 shows the existing home relative to the
setback lines (highlighted in yellow) and proposed revised grades at the
rear to create a walkout basement under a new deck that will replace the
old deck (without increasing the existing deck’s non-conformance). The
page 2 shows the new structure desired. The scale is 1”=20”.
