General Notes:
1. For walls over 4 feet high, shop drawings and design calculations by CT licensed PE for retaining walls
shall be submitted prior to construction. TGF shall hire an engineer who shall monitor and inspect the
construction of the retaining walls and, upon completion, certify to the acceptability and conformance with
the required design.
2. Remove all vegetation, organic and unsuitable fill soils from the wall areas. Bench cut all excavated
slopes. The geotechnical engineer shall verify existing site conditions and that foundation soils satisfy the
design standards and parameters. The geotechnical engineer shall verify allowable bearing capacity of
soils. Do not over excavate unless directed to do so by the geotechnical engineer in order to remove
unsuitable soil. If over excavating in order to improve bearing capacity, the excavation shall extend at a
1h:1v (from the wall base unit) in front of the wall face and the full width of the drainage layer behind the
walla
3. Foundation soil shall be proof compacted and inspected by the geotechnical engineer prior to placement
and leveling pad.
4. The leveling pad shall be a minimum of 9 inches thick and 60 inches wide and consist of either 1.5 inch
crushed stone or unreinforced lean concrete (f'c ? 300psi).
5, Follow applicable provisions of the manufacturer's installation and written specifications, especially with
regards to leveling blocks and base. United Concrete Products Doublewal modular units, or approved
equal, shall be used to construct the proposed retaining walls.
6. Unit infill shall be installed within each United Concrete Products DoubleVVal unit. This material shall be
clean 3/ inch crushed stone. Structural fill for backfill below the wall as shown on these details shall
conform to the requirements of the geotechnical engineer. Topsoil shall be salvaged from stripping or
other grading operations.
7. Provide perforated HDPE the drains at base of the face of the wall and a solid outlet pipe to daylight the
slope at locations designated by the geotechnical engineer. Elevations will vary.
8. Place and compact structural fill below and behind walls as walls are installed. Field density tests shall be
performed as the walls are installed. The minimum number of tests shall be determined by the
geotechnical engineer. Compaction of backfill materials shall be to 95% of maximum density determined
by ASTiVI D1557.

10. Provide lateral drainage swales to direct flows around the ends of the walls and away from
construction.
11. Soil erosion protection shall be established at the top of the wall as soon as the wall is completed.
12. Compaction equipment includes hand tamp or vibratory plate compactor within 4 feet of the faces of
the wall.
13. if conditions area different that those stated in these details and/or in the project documents, the
contractor must contact the geotechnical engineer prior to proceeding with the construction.

leveling pad prior to excavation for and installing the first course of United Concrete Products Doublewal

General Notes
1. Site Owner: Thomas G. Faria Corporation, 42 Pink Row, Uncasville, Connecticut
2. Owner's Engineer and Licensed Environmental Professionals: Advanced Environmental Interface, 8 Old Indian Trail, Middlefield, Connecticut
3. E/S Narrative:
a. The site has been developed and used for industrial purposes for almost 200 years. Approximately 100,000 square feet of buildings are present onsite with
about 11,000 square feet located on the southern half of the property. The property it bisected by the Oxoboxo Brook which is classified by the state as a "SB"
water body. The FEMA floodway is located on the drawings. No federal wetlands were found on the property. Wetland mapping, Ordinary High Water mark
p
mapping and wetland assessments were completed by HGCONN Soil and Chase Ecological Services. Wetland locations and setbacks are shown on the
drawings. In general, the only portion of the property that is not developed is the :WesUSouthwestern portion of the site.
b. The site is at the terminus of a 10+ square mile watershed with a Q100yr equal to 1,700 cfs. Onsite retention of stormwater is not desired.
c. The eastern side of the site is underlain by groundwater contaminated with solvents. Onsite infiltration of stormwater is not desired,
d. Topography of the site is characterized by steep terrain on the western and northern portions of the site and flat terrain on the southeastern corner which is
currently used for parking. All onsite stormwater currently drains to the Oxoboxo Brook. A 10+acre watershed offsite to the south drains to a 3'x6' box culvert that
flows onto the property at Faria Lane. Stormwater from this outlet was once directed towards Gair's Pond, however currently the pipes are blocked on Pink Row
and stormwater is diverted back to the property and discharges to the upstream side of the Pink Row Bridge. Most all other stormwater flows to the brook via
sheet overland flow.
e. Impervious areas and runoff calculations are in the report entitled, Hydrology and Hydraulic Engineering Report, prepared by AEI, 2013. TR -55 Curve
Numbers for pre- and post -development (using a maximum development scenario) were calculated at 54 and 62, respectively.
f. Site soil consists primarily of disturbed urban land underlain by alluvial soils. The southern slopes adjacent to Depot Road are mapped by the CTDEEP as
highly erodible.
g. Stormwater discharge from the proposed development is designed so that the adjacent offsite flow from the 3'x6' culvert is routed quickly and safely to the
Oxoboxo Brook via a 36 inch diameter RCP and Rip Rap lined swale. Onsite stormwater from the development is in two areas: Northwestern Parking Area; and
Southeastern Building Area. As shown on the drawings, once developed to a pad ready condition with pavilion, flow is generally directed to one main water
quality feature: Eastern Vegetated Filter. Other stormwater features include deep catch basin sumps where practical, and stabilization of exposed slopes with
either vegetation or rip rap revetment. The proposed development adds over 650 cubic feet of stormwater treatment capacity, This is approximately 1/4 less
than the WQV for the entire property, The calculated WQV for the proposed development portion equals [(I -Inch) (0.05+0.009(38) ( 2.1)]/12, or 0.064 acre -ft
2790 cubic feet). Re-routing the offsite flow in a controlled manner is expected to significantly improve water quality since stormwater periodically overflows the
existing swale resulting in sheet flow over the parking lot into Oxoboxo Brook. Combining the benefits of re-routing the offsite flow and the capacity of the new
stormwater treatment features will result in significant improvements over current conditions.
h. Critical areas for inspections include: exposed slopes during construction until the final grades are obtained and vegetation is established or rip rap is placed;
and the construction entrance adjacent to Pink Row.
4. Contractor to install E/S measures per the drawings and as needed per the Owner's Engineer prior to initiating work. Anti -tracking pads (Construction Entrance
(CE)) shall be maintained and replaced as needed.
5, Contractor to install and maintain crushed stone and woodchip berms downhill of disturbed areas as shown on the drawings.
6, Temporary Sedimentation Traps (TSTs) (134 cy/acre) shall be installed as shown on the drawings and as needed based on storm water flow patterns and
exposed areas during construction. Direct storm water to encourage overland sheet flow towards Temporary Sedimentation Traps (TST) during work.
7. Clearing timber will be completed with chainsaws. Cut timbers will be managed with excavators with claw attachments and small duty dump trucks. Brush will
be mulched for use onsite in crushed stone and woodchip berms. Hard wood will be reused onsite for a deck/viewing area and other onsite improvements.
8. Grubbing will be completed with excavators and by hand as needed.
9. Fill shall be placed in a controlled manner, compacted and stabilized to prevent movement after placement. Fill shall be granular 8 -inch minus material suitable
for structural fill free of asphalt, roots, stumps and deleterious debris,
10. Compaction will be completed with a vibratory roller, or hand tamped as needed.
11. For soil surfaces exposed to stormwater, surfaces shall be made rough with the tracks of the excavator until/and if, additional erosion control matting is
needed.
12. Protect slopes with temporary erosion blanket (N.A. Green Rollmax S150, or equivalent) until final stabilization measures are implemented.
13. Redirect stormwater on crest of final slopes using rip rap or asphalt curbing and crushed stone apron per the drawings.
14. Dust control will be accomplished using a water spray via a flexible garden hose and nozzle with water supplied from an outlet on the existing structure on the
Southern portion of the property.
15. Cover fill stockpiles in staging area with polysheeting or tarpaulin prior to rain events predicted at more than 0.5 inch/24h.

17, The Owner's Representative and Site Engineer will be onsite to oversee soil removal, construction of fill and E/S control measures.

that results in 0.5 inches or greater.

commission's agent.
d. Town representatives will coordinate with the Owner's representative to schedule and conduct inspections,

c. Remove sediment, and fill TST #4, 6 and TST #7 in accordance with the Drawings.
d. Remove Construction Entrance Anti -tracking Pad.
e. Install an asphalt paved roadway and crushed stone parking area along Pink Row on the southeast portion of the site east of the proposed building location.
f. Place rip rap revetment on slopes and soil surfaces to protect those areas from erosion.
g. Construct a berm and temporary with 4 -inch angular rip rap stone along the top of the finished grade slope to provide soil erosion protection from overland flow
from the south and SE filled portions of the site.
h. Install a riprap swale along the east portion of the site adjacent to Pink Row to direct stormwater runoff from the southeast portion of the site to Oxoboxo Brook
and vegetate in accordance With the Drawings.
I. Vegetate Planting Areas 2, a and 6 in accordance with the Drawings.
j. Maintain irrigation until vegetation is established.
k. Post Construction storm water management will consist of inspecting the treatment features for debris and excessive sedimentation. Features shall be
maintained by the Owner, The Owner will modify their existing State stormwater discharge permit for industrial sites.
V. Post Construction -Pad Ready Site
