Activity Description: Wetland Disturbance Area 0 SF Watercourse/Waterbody Disturbance Area 0 LF Upland Review Disturbance Area 8127 SF STAFF COMMENTS: - Application is for a permit for Regulated Upland Review Activities in conjunction with Demolition of Existing Dwelling Units and Site Improvements for Future Stormwater Management Improvements. - 21 Pequot Road (Map 72, Lot 42) is located on .19 acre (8276SF) with an existing two- family residence, 23 Pequot Road is located on .16 acre (6970SF) with an existing two-family residence and 17 Pequot Road & Rte. 163 is located on 1.91 acres (83,199SF) and is unimproved. All properties are located in the Industrial zoning district and are owned by the Applicant, DW Holdings, LLC. Demolition activities are proposed outside FEMA flood elevations. - The purpose of the project is to demolish the two existing two-family dwelling units at 21 & 23 Pequot Road along with associated improvements in preparation for future stormwater management improvements. Applicant states “Additional activities will occur on adjacent vacant land of the Applicant at Map 72, Lot 54B (17 Pequot Rd & Rte. 163).” Overall site work excavation is expected to be completed within one week. - The existing structures and all appurtenances will be demolished. Foundations will be removed by an excavator and materials stockpiled outside the buffer and removed off-site and holes will be filled and graded. The entire site along with dewatering operations will be lined with sediment fence. All final grading will direct sedimentation runoff to the proposed sediment trap located in the middle of the site such that sedimentation can be directed away from Oxoboxo Brook. - Where uses/proposals are determined to meet the criteria of a significant impact as defined in the Regulations, a public hearing must be scheduled by the IWC. A permit may be issued without a hearing following the petition period 14 days after receipt of application, subsequently action on the application needs to be tabled to the July 20, 2017 meeting.
