NOTES
1) This survey was prepared in accordance with "The Standards for Surveys and
Maps in the State of Connecticut", Sections 20-300b-1 through 20 of the
Regulations of State Agencies as adopted by the Connecticut Association of Land
Surveyors on Sept. 26, 1996. The boundary determination category is a
"Resurvey" and conforms to Class A-2 horizontal accuracy standards.
2) The purpose of this survey is to depict the location of existing improvements to
this lot and the proposed house, well and septic systems to ensure compliance
with the Town of Montville's Zoning requirements.
3) This property is presently located in the "R-120" Zone as approved by Special
Permit as a Cluster Subdivision by the Town of Montville Planning and Zoning
Commission.
4) The existing dirt driveway depicted hereon was construeted'within the 50'
wetlands buffer noted on Reference Map #1. It should be noted, however, that this
driveway is in a significant "Cut Section". This driveway already has an approved
wetlands crossing and, as constructed, is not likely to have (or had) any adverse
effect to the regulated wetlands to the west. The driveway drainage only exits the
property to and through the already approved wetlands crossing.
5) North Arrow and Bearings depicted hereon are based on Map Reference #2.
