We believe other than F&L all buildings are NFPA13-R. This also is in line with fire protection contract drawings e they don’t show heads in closets and other areas. We at Synergy Fire Systems, have noticed some NFPA code discrepancies. These buildings are R-2 (Residential) type buildings which per NFPA fall under the 13R code. I attached below a section of the contract drawing R.2, that gives direction on what is to be 13 and 13R. It states that buildings A, B, C, D, and E are to be 13R, and buildings F, G, H, J, K, and M. (no mention of L) are 13. However, buildings G, H, J, K, and M should also fall under the 13R code. They are apartment buildings under 4 stories, while also being considered R-2 type occupancies. On a related note, the bid documents do not show sprinkler protection in any closets throughout all buildings. If a building is considered an NFPA 13 building, all closets must be sprinkler regardless of size. In building M alone there’s about 50 plus closets. Just for perspective of how many heads will need to be added throughout the entire project. Also, we’ve noticed some bathrooms over 55 sq. ft. that do not show sprinkler protection. Heads are required in such cases per NFPA 13. Additionally, per the bid documents, the NFPA 13 buildings do not show sprinkler protection in the concealed space above ceilings (The bathroom areas in particular). Heads would be required in those areas as well per NFPA 13. Also, the bid docs do not reference any fire protection in the "M" building crawl space. That area would require a dry-type sprinkler system with an additional sprinkler protection per NFPA 13 Lastly, heads would be required where all the new combustible raised floors are installed per NFPA 13. All that being said, except for buildings F and L, the remaining buildings fall under the 13R code. Which would eliminate heads below the combustible raised floors, all closets under 24 sq. ft, crawl spaces, and any interstitial space above ceilings. Please advise Sincerely, Bill Sparano
