Rough Plumbing inspections in C D E. Rough electrical inspections in C 2nd flr, D, E. UNDERWAY: Sheetrock: misc. patching. Mason: door openings on Bldg D, beam pockets for B/D connector, misc. patching. NEXT: Gypcrete pour on Sat. for 2nd flr Bldg A & southern side of Basement Bldg B. Rough elec inspection 1st flr Bldg C. 2.0 CONSTRUCTION TOPICS 2.1 SITE/CIVIL TOPICS: (BSC – Frank Vacca) 2.1.1 Site/Civil Submittals & RFI’s: 05/07 GP: No submittals or RFI’s outstanding 2.1.2 Bldg M basement access: 05/07 FV: Sketches sent out this week for review. Will modify to include ramp, not stair, on courtyard side. Bulkhead will be modular block wall. Drain will go to swale. BSC/FV High 2.1.4 Ramp in lieu of steps between Bldg G & F: 04/23 GP: Ramp would be less expensive than steps. FV: Drainage could be an issue. GP: Move wall packs from C to F for path lighting on site plan & elec plan. 05/07 GP: Sent sketch to sub’s for review/comment. FV: Once everyone has reviewed/approved, I will finalize. AZT & BSC High 2.1.5 Swale & headwall: 05/07 GP: Status of headwall design? FV: It is on the drawings, but not official until DEEP approves FMC. Will submit these on an CSK to ease in tracking. 2.2 DEEP TOPICS: (Yantic River Consultants – Brandon Handfield) 2.2.1 FMC Application to DEEP: 05/07 EK: Heard from DOH that something will be sent next Friday – waiting for that to gauge progress. 2.2.2 Helical Pile Installation: 05/07 Completion of work remains outstanding until FMC is approved. 2.2.3 Grout Bag Submittal: 05/07 Completion of work remains outstanding until FMC is approved. 2.3 ENVIRONMENTAL REMEDIATION TOPICS: (Down To Earth – Tim Carr) 2.3.1 RAP Application to DEEP: 05/07 Not reviewed. 2.3.2 Injection System: (related topic below: equipment in Bldg M Basement) 05/07 Not reviewed. #16-063 Oxoboxo Lofts, Uncasville, CT Meeting Minutes #39 05/07/2020 Page 3 of 7 2.3.3 SVE Equipment: 05/07 Not reviewed. 2.3.4 Remediation in Courtyard: 05/07 Not reviewed 2.3.5 Equipment in M Basement: 05/07 Not reviewed. 2.3.6 Excavating and storing soils during storm drainage installation: 05/07 Not reviewed. 2.3.7 Use of fill south of Bldg M: 05/07 PL: BO was on site yesterday & was concerned w/our use of this fill – he thought it was contaminated. Gave him Tim Carr’s #. 2.4 STRUCTURAL TOPICS: (Morrissey Engineers – Dan Morrissey) 2.4.1 Structural Submittals & RFI’s: 05/07 GP: No structural RFI’s or submittals outstanding. 2.4.2 Cooling Tower Relocation: 04/30 DM: Working with PC on this. The sump tank needs a seal under it per manufacturer. EK: Keep it as simple as possible. GP: Least expensive for the sump would be to pour a 4” housekeeping pad. It is not on manufacturer’s list of recommended options. DEF asked the manufacturer & they didn’t really answer the question. EK: If there is any risk, let me know – Owner needs to make that decision. PC, you should be involved also in getting this answer. PC: Whatever the solution is, it won’t be higher than 6”, so we can proceed with locating the tower. 05/07 Not yet ready for structural design. ME/DM High 2.4.3 Bldg F lintel: 04/30 PL: Sent photo to DM of door opening on east side. It is a 8’-6” opening, has failing brick above, was “repaired” with railroad ties. Similar to Bldg H to Bldg K opening. DM: The solution for the H to K opening should work here also. 05/07 PC: Need this design. SO: Will follow up w/DM PBBA/SO & ME/DM Highest 2.5 MEP TOPICS: (Aztech Engineers – Pat Callahan) 2.5.1 MEP Submittals & RFI’s: 05/07 GP: RFI 61 returned. Site lighting submittal returned – needs Architect’s review. PC: Working on RFI 64 today. AZT/DA/PC High 2.5.2 Relocation of Cooling Tower: 04/30 PC: Work underway. Clearances in alleyway will work, leave 3 feet min. between chiller & retaining wall. Stair will be in the clearance but can still maneuver around it. Working w/DEF to obtain field measurements so we can finalize it. Have to review layout inside Bldg F – need to keep pump & filter above flood line. 05/07 PC: Reviewing now w/DEF. Bottom of tower will be 5’-9” above grade & 4’ above Bldg F window sill. EK/SO: Cut the window sill down if it helps. EK: Timeline? PC: Will confirm w/DEF. AZT/PC Highest 2.5.3 Add Annunciator Panel in Bldg B entrance: #16-063 Oxoboxo Lofts, Uncasville, CT Meeting Minutes #39 05/07/2020 Page 4 of 7 04/30 PL: Will add annunciator to Bldg B lobby. SK: Will do interior elevations to ensure that mailboxes & annunciator will fit. 05/07 PC: Will finalize w/ Fire Marshal. AZT/PBBA High 2.5.4 Heat Distribution inside Units: 05/07 PC: Sent sketches. Option 1 is the lower cost option. Option 2 is the premium option. GP: Sent out for pricing. 2.5.5 Exterior outlets: 04/30 SO: Need at least 6 exterior outlets by code for the 6 units that have entry doors directly to the exterior. EK followed with add’l exterior outlet requests via email. AZT to show on a dwg. PC: Will need convenience outlet for the cooling tower which should already be on the dwgs. SK: Look at lighting also. PC: Will check if there is a light on the tower. 05/07 SO: will send EK’s sketch to AZT today. PC: DA is working on the code-required outlets & waiting on the sketch. Also adding light at the new cooling tower location. PBBA/SO & AZT/DA High 2.5.6 RFI 61: 05/07 Fire protection contractor to meet with Fire Code Official to review design. FB/EK: Pat should be in this meeting. FB to take the lead on this meeting. DP/FB & AZT/PC High 2.6 ARCHITECTURAL TOPICS: (Paul Bailey Architect – Sam Kirby) 2.6.1 Architectural Submittals & RFI’s: 05/07 GP: Gutters, tapered roof insulation, door frames/hardware outstanding. SK: Hope to return door frames/hardware today. Tapered insulation next. SO: I will finish gutters today & site lighting. PBBA/SK/SO High 2.6.2 Code Mod for outlets on short walls: 04/30 SO: Don’t need mod, there is language in the code for foyers and corridors. Showing these areas in all units on floor plans so I can review w/BO. 05/07 SO: Will send to Dave today. PBBA/SO High 2.6.3 Lighting fixtures at top floors of Bldgs A & B/RCP’s: 04/16 SO: Will be reviewing RCP’s on site tomorrow. 04/23 EK: Review w/EF. 04/30, 05/07 SO: Same. PBBA/SO High 2.6.4 MEP in corridors of Bldgs A & B: 03/19 SO: Will review if anything can move to crawl space in Bldg A. Bldg B Basement underway. PBBA/SK High 2.6.5 Paint Color Schedule: 04/30 EK: SO to send recommendations on the colors to Liz for approval, and an SK showing where colors start & stop. GP: Every corridor has different heights of MEP in the ceilings. EK: Light fixture drop & transition to black color should be consistent. SO: Will review on site. 05/07 SO: Will send colors today to Liz & review heights tomorrow on site. Then will provide flashing details for Bldg F roof, bricked-up windows, schematic layout for cooling tower support. 2.6.7 Postal & Package Delivery: 04/30 PBBA to issue sketch showing revised package room & adding door to Community Room. PBBA to review for # of boxes & layout & provide interior elevations. 05/07 SK: Same. Will show annunciator panel in Bldg B lobby in these dwgs. PBBA/SK High 2.6.8 Gutter Color: 04/30 SO: Working on exterior trim colors w/PBB. PBB likes the green that is on the lower buildings Will send selections to EK for approval. EK: Want to include window colors in this so we have the complete picture. Want all bldgs. Included. 05/07 SO: Will review w/Paul Bailey today. PBBA/SO/SK High 2.6.9 Door Schedule/Hardware: 04/30 SK: Will include electronic strikes in hardware submittal. Doors that are egress only: outside trim includes a key cylinder. SO: no key cylinder on the egress door from Bldg B subbasement due to clearance issues. EK: Keep key cylinders on the other egress doors. 05/07 SK: Review underway, should return today. PBBA/SK High 2.6.10 Trim on Bldg B Eave: 05/07 GP: Do we replace existing rotten crown mold with flat stock? SO: Will review on site tomorrow. PBBA/SO High 2.6.11 A/B Connector Dim’s: 05/07 SO: Per phone w/PL, need height of top plate off level 4 floor & horizontal dim to locate ridge of lower roof of AB connector.. PBBA/SK High 2.6.12 Convenience set of dwgs: 05/07 FB: status? SO: Will compile today & send to EK. Will put on Egnyte in folder identified as convenience set, not official. PBBA/SO High 2.7 SHPO/NPS APPROVALS: (Paul Bailey Architect – Susan Odell) 2.7.1 SHPO/NPS: Existing wood flooring in Bldgs A & B: 04/16 SHPO sent amendment approval on 4/13. 04/23 Not reviewed. 04/30, 05/07 No change. 2.7.2 SHPO/NPS Approval of Roofing Details 04/30 EK: SHPO approved roofing details. 05/07 SO: Had to print paper copies for NPS. Will check w/JS to confirm that it was sent. PBBA/SO High 2.7.3 SHPO/NPS Windows: 05/07 SO: Working on answering comments from SHPO on window package “A”. PBBA/SO Highest 2.7.4 SHPO/NPS Lighting Fixtures: 05/07 SO: Should go out today pending final approval from JS/AR. 2.7.5 SHPO/NPS Masonry: 03/19 SO: After windows, will package the photos of the mortar samples for Bldgs D, E, G, H, J, K, L, M & send to Historic #16-063 Oxoboxo Lofts, Uncasville, CT Meeting Minutes #39 05/07/2020 Page 6 of 7 Consultants for review. Samples underway by Mason for Bldgs A,B,C,F. 03/26 SO: Bldg G mortar sample approved. 04/02, 09, 16, 23, 30, 05/07 SO: Will assemble this package after the ones listed above. 2.7.6 SHPO/NPS Signage: 04/30, 05/07 SO: Will assemble this package after the ones listed above. 2.7.7 SHPO/NPS Design Changes: 04/09 SO: Will assemble these 2 packages after the ones listed above. 2 packages are Bldg E Vestibule & changing windows to doors. 04/16, 23 Not reviewed. 04/30 EK: Add cooling tower relocation to list of design changes. 05/07 SO: Will assemble this package after the ones listed above. 2.8 OWNER TOPICS: 2.8.1 Transformers/Eversource Coordination/Electric Meter location: 04/02 GP: Gerry said that all easement paperwork is sitting on Joe Cassata’s desk. PL: Joe Cassata said that office was pretty much shut down & they are not allowed in. Asked him if they would provide power without the easement finalized. He said probably not. EK: I will call Joe to find out who I need to mail the paperwork to to keep this moving? Joe’s cell: 860-447-5746. 04/09 EK: Same. 04/16 EK: Currently playing phone tag w/Joe. 04/23 Not reviewed. 04/30, 05/07 EK: Same. DP/EK High 2.8.2 Blower Door Test: 05/07 EK: Contract signed & sent. FB to coordinate. GP: Electrician will add foam gaskets to back of all electrical plates, including data outlets. Don’t think it will be an extra charge. CLOSED. 2.8.3 Meeting on Security: 05/07 EK: Gave approval to wire for future additions. GP: We still need to review access control – fob or key & on which doors. Look at change estimate & confirm which parts that we are going forward with. SK: This affects the door hardware submittal. Will hold on returning submittal until confirmation from EK is received. DP/EK PBBA/SK High 2.9 CONSTRUCTION TOPICS: 2.9.1 Sewer Lateral out of Bldg M: 05/07 GP: Plumber responded w/cost, so don’t need design. CLOSED. 2.9.4 Site Lighting: 05/07 GP: Received confirmation from Gerry & sent email. CLOSED. 3.0 CHANGE ORDERS 3.1 Status: 05/07 EK, GP, SO reviewed earlier this week. GP: Several outstanding, waiting for DP to approve. GP/FB to review.
