Bailey Architect LLC Re: Structural Repairs at Oxoboxo The following issues were identified during site visits. This memorandum summarizes and documents the required repairs. The west end of a roof truss in Building A has failed due to rotted wood. A sketch showing the repair will follow. A number of columns on the ground level of Building B are bowed. Columns with a bow greater than 1/2” must be replaced or reinforced. A few of the piers below Building K are in poor condition. A sketch will follow for the repair of these. A sketch showing the construction for the new brick wall on the west side of the stream under building K will follow. A portion of the floor of Building K is rotted near the East end. These rotted planks should be replaced. The steel rod was removed from a roof truss in Building H. This rod should be replaced. The roof planks have had a number of holes cut in them over the years. At small openings that cut not more than half of the width of a plank and not more than half of only one of the adjacent planks, the hole may be patched for appearance reasons only. For holes larger than half the width of a plank, or affecting more than two adjacent planks, the entire plank must be replaced from support to support. Replacement planks should match the thickness of the existing planks. The windows in Building B were originally constructed with wood lintels on the interior and a stone lintel on the exterior. A number of these wood lintels have rotted and failed. The majority of the failures seem to occur near the fire escapes. The plaster should be removed wherever it looks discolored, swollen or loose. Failed lintels will need to be replaced with galvanized steel HSS lintels. There is a failed arch in the south wall of Building C. The arch should be dismantled, a steel lintel should be installed above the arch, and the arch rebuilt below the lintel. Lintels should be galvanized L3½ x3½ x5/16, one per 4” wythe of brick.
