WETLANDS APPLICATION - SECTION: VII. (B) -
"NARRATIVE FOR DESCRIPTION OF PROPOSED PROJECT"
The type of project being proposed is a Two-Lot Re-Subdivision,with a 21.87- acre interior
Lot. The said Lot will include an existing house, septic, well and a 262' partially shared
existing paved driveway. An existing 14' wide gravel driveway which was approved and
constructed by a previous application extends 267' from the said shared paved driveway
towards the proposed house, which will be owned in fee by said Lot. A 100' long section of
driveway will need to be re-graded from an 11% slope to 8%. The said 100' section is
partially in the 50' Upland Review Area. Approximately 1,400 sq. ft. of the Upland Review
Area will be disturbed for re-grading. No material will be brought in or removed from this
area for re-grading. The existing material will be used from the area for re-grading.
Erosion and Sedimentation Control Methods will be implemented in this area with staked
Hay Bales and Silt Fence.
180' of additional driveway will be required to reach the proposed house, said area is not in a
Review Area and will need little to no re-grading.
The amount of time for re-grading the said area will take approximately one day with light
equipment done by the owner of the Property. The only other alternative to the said Plan
would be to leave the slope at 11%, which might be too steep for cars in the winter months.

RE: MEYER PROPERTY WETLAND DELINEATION
DEAR MR. SEITZ,
AT YOUR REQUEST I HAVE DELINEATED THE WETLAND SOILS ON THE MEYER
PROPERTY LOCATED 55 FELLOWS RD. IN THE TOWN OF MONTVILLE, CT.
THE DELINEATED WETLANDS ARE LOCATED TO THE NORTH AND EAST OF THE
EXISTING DRIVEWAY AND TO THE WEST (POND AND ASSOCIATES WETLANDS AND
WATERCOURSE).
IT SHOULD BE NOTED THAT I HAVE NOT DELINEATED THE WETLANDS ON THE
NORTHERN PORTIONS OF LOT 2 NOR TO THE WEST OF THE PROPOSED RESIDENCE. IF
THE PROPOSED ACTIVITY FALLS WITHIN THE UPLAND REVIEW AREAS TO THESE
REMAINING WETLANDS, LET ME KNOW AND I WILL DELINEATE THEM.
THE FLAGGED WETLANDS HAVE BEEN DELINEATED IN ACCORDANCE WITH THE
STANDARDS OF THE NATIONAL COOPERATIVE SOIL SURVEY AND THE DEFINITIONS OF
WETLANDS AS FOUND IN THE CONNECTICUT STATUTES, CHAPTER 440, SECTION
22A-38.
FLUORESCENT PINK FLAGS LABELED WETLAND DELINEATION WITH A
CORRESPONDING LOCATION NUMBER DELINEATE THE BOUNDARY BETWEEN THE
UPLAND SOILS AND THE POORLY DRAINED OR WETLAND SOILS.
FLAG SERIES WE 1 THRU WE-38 DELINEATES THE LEADING EDGE OF A LARGE
PALUSTRINE FORESTED WETLAND COMPLEX THAT LIES TO THE NORTH AND EAST OF
THE PROPOSED DRIVEWAY.
FLAG SERIES WF- 1A THRU WE 6A DELINEATE A SMALL AREA OF HYDRIC SOILS THAT
HAVE FORMED IN A DEPRESSION IN THE TOPOGRAPHY. THIS DEPRESSION WAS
CREATED BY EQUIPMENT YEARS AGO WHEN WORK WAS DONE ON THE DRIVEWAY.
El coy, '

IT SHOULD BE NOTED THAT THIS AREA OF HYDRIC SOILS DOES NOT EXHIBIT ANY OF
THE TYPICAL WETLAND FUNCTIONS OR VALUES SUCH AS WILDLIFE HABITAT,
GROUNDWATER RECHARGE/DISCHARGE, FLOOD PROTECTION, SEDIMENT OR
NUTRIENT REMOVAL AND RETENTION.
FLAG SERIES WF- 1 B THRU WE- 1 B DELINEATE THE EASTERN BOUNDARY OF AN
INTERMITTENT WATERCOURSE AND WETLANDS THAT ARE ASSOCIATED WITH THE
DISCHARGE FROM THE POND TO THE WEST OF THE PROPOSED DRIVEWAY.
THESE WETLANDS WOULD BE CLASSIFIED AS PALUSTRINE FORESTED WETLANDS.
FLAG SERIES WE- 1 CTHRU WF- 1 8C DELINEATE THE EASTERN HIGH WATER MARK OF
THE POND THAT IS ADJACENT TO THE PROPOSED DRIVEWAY AND RESIDENCE.
IN CONCLUSION, IF YOU HAVE ANY QUESTIONS CONCERNING THE DELINEATION OR
THIS REPORT, PLEASE FEEL FREE TO CONTACT ME.
THANK YOU,
-I
