1. ELEVATIONS BASED ON NGVD.
2. SITE IS LOCATED IN AN INDUSTRIAL (1) ZONE.
3. SITE IS NOT LOCATED IN A COASTAL AREA MANAGEMENT (CAM) ZONE.
4. LIMITS OF INLAND WETLANDS WERE DELINEATED BY ENVIRO-TECH CONSULTANTS,
CERTIFIED SOIL SCIENTISTS.
5. THE PROPOSED ACTIVITIES ARE:
A. A 20' x 221+ ADDITION TO THE BASEMENT AND FIRST FLOOR OF THE PRINCIPAL
BUILDING ON THE SITE. BASEMENT LEVEL WILL BE AN EXPANSION OF THE
DOWNSTAIRS MEETING ROOM, FIRST FLOOR WILL BE USED FOR STORAGE. A 10' x
26'+ ADDITION OFF THE EASTERN PORTION OF THE BUILDING (BASEMENT LEVEL
ONLY) WILL BE AN ENTRANCE TO THE MEETING ROOM AND A KITCHEN STORAGE AREA.
B. A 16' x 16'+ ADDITION TO THE ACCESSORY BUILDING WHICH WILL BE USED FOR
STORAGE.
C. INSTALLATION 017 BITUMINOUS CONCRETE LIP CURB ISLANDS, INSTALLATION OF
ADDITIONAL BITUMINOUS CONCRETE PAVEMENT TO PROVIDE ADDITIONAL PARKING AND
ASSOCIATED PAINT STRIPING.
6. VARIANCES FROM THE FOLLOWING SECTIONS OF THE TOWN OF MONTVILLE ZONING
REGULATIONS ARE REQUESTED:
A. SECTION 19.2.1 IN ORDER TO REDUCE THE LENGTH OF PARKING SPACES FROM 18'
TO 17' FOR THE EXISTING WESTERN PARKING LOT ONLY,
B. SECTION 19.8.1. IN ORDER TO REDUCE THE ACCESS DRIVE WIDTHS FROM 24' TO 22'
FOR THE EXISTING WESTERN PARKING LOT ONLY.
7. PARKING CALCULATION:
I REQUIRED SPACE/3 LEGAL OCCUPANTS PER SECTION 19.3.6
FIRST FLOOR:
220 LEGAL OCCUPANTS @ 1 SPACE/3 OCCUPANTS — 74 SPACES
BASEMENT:
70 LEGAL OCCUPANTS @ 1 SPACE,/3 OCCUPANTS — 24 SPACES
BASEMENT LEVEL ADDITION:
29 LEGAL OCCUPANTS (a I SPACE,/3 OCCUPANTS — 10 SPACES
TOTAL PARKING REQUIRED — 108 SPACES
