NARRATIVE:
This project involves the development of a residential lot of 296,681 ± sf (6.81 ± acres) located at 140 Fire
Street, Montville, CT. The parcel of land is zoned WRP-160. The parcel contains regulated inland wetlands.
Development of the lots will not require work within the wetland or the 50 foot regulated buffer.
The proposed residential development of Lot No. 2 includes the installation of driveways, lot grading, house
construction and the installation of subsurface sewage disposal systems. Excavation activities associated with
this work will expose soils to erosion. Predominant upland soil types are Canton and Charlton, Hinkley and
Paxton and Montauk, fine sandy loom which are susceptible to erosion, especially along the proposed driveway
where relatively steep slopes exist.
Construction activities will begin in the Spring of 2004 and will be completed in the Fall of 2004.
The intent of this erosion and sedimentation plan is to minimize the potential for soil erosion and to control
sedimentation. This will be achieved through the installation of haybole check dams, temporary sediment
basins and silt fence, and the careful sequencing of construction activities.
Silt fence will be installed down gradient of all construction areas prior to construction. An anti -tracking pad
shall be installed prior to clearing and grubbing operations. Topsoil shall be stockpiled on site, surrounded by
sediment fence during construction.
It is the intent of these plans to stabilize all disturbed areas as soon as practicable and establish vegetation
or install the particular cover provided. The Contractor shall attempt to anticipate and correct any problem
areas or failures of the erosion and sedimentation systems.
Responsibility for the installation of the erosion and sedimentation protection as identified in this narrative shall
belong to the applicant/owner. The designated on-site agent shall be responsible for assuring to the Town
that actual measures taken comply with the certified plan. When a different individual becomes the designated
agent, the Town must be notified and assured that the individual is adequately qualified to act as agent.
All measures shall be inspected on a weekly basis by the designated on-site agent. The Town Staff will also
inspect these measures at any time the Staff deems necessary. Any failure of the E & S measures shall be
corrected immediately and any erosion or sedimentation beyond these limits shall be removed to the
satisfaction of the Town Staff.
The E & S measures on the entire site shall remain in place, inspected by the on-site agent, and maintained
by the Contractor until the Inland Wetlands Officer is satisfied that the associated site has been stabilized.

2. The Contractor is responsible for obtaining all applicable construction permits, prior to construction, from
the Montville Public Works Department and the Montville Zoning Enforcement Officer along with any other
applicable agencies. All agencies shall be notified at least 48 hours prior to construction.
3. The Contractor is responsible for verifying all distances and locations and quantities as depicted on the
approved site plan. If there are any discrepancies, the engineer shall be notified prior to any construction
modifications.
4. The E & S Narrative contained in these plans are considered part of the design of this site and shall be
consulted as construction details.
5. All erosion and sedimentation control measures applicable to a given area of construction shall be in place
and approved by the Town Staff prior to the commencement of work in that area.
6. All upland areas shall be finish graded with 4" of topsoil and seeded as delineated in the Seeding
Guidelines.
7. The E & S Narrative contained in these plans has been developed with the understanding that the
development of both lots will be concurrent.
SEPM DESIGN NOTES.
1. The septic system is to b.- constructed according to the Connecticut Public Health code regulations and
technical standards for subsurface sewage disposal systems.
2. The proposed septic system will service a proposed 3 bedroom house with a large tub. The percolation
test yielded a rate of 4 minutes per inch. This requires 660 sf of effective leaching area. The proposed
septic system is as follows:
1,500 gallon septic tank and 6 rows 0 37 LF of 18" x 36" leaching trenches by serial distribution.
Leaching area provided= 222 LF x 3.0 SFAF= 666 SF of effective leaching area. A 100%
reserve area is provided. Test pit data demonstrates the absence of restrictive layers; therefore MLSS is
not applicable to this site.
3. Proposed house sewer shall be cast iron pipe or PVC Schedule 40 ASTM D 1785. All other sewer pipe
for the septic system shall be 4" PVC ASTM D3033 OR D3034 with rubber compression gasket bell and
spigot or approved equal.
4. There are no wells within 75 LF of the septic system.
5. There shall be no cuts within 50 LF of the downhill side of the system or within 25 LF of the sides of
the system. There shall be no stumps or boulders buried within 50 LF of the downhill side of the
system.
6. Should any significant variations from test hole data shown (ledge, water, mottling, soil type) be
discovered by the contractor, the Engineer shall be notified prior to construction of the system.
7. All existing utilities are approximate only. It is the contractor's responsibilITY to verify all locations
prior to construction. "CALL BEFORE YOU DIG" shall be notified prior to any construction
(1-800-922-4455).
8. Site preparation procedure:
A. Install silt fence for sedimentation control as shown on plan.
B. Strip topsoil in area of and 5 feet surrounding primary septic system.
C. Install trenches per plan.
D. Place and compact fill material as shown on the grading plan.
E. Install 4" of loom, grade to prevent ponding and seed with grass to stabilize.
The contractor shall be responsible for preparation of the leaching area by protecting the underlying
native soils from overcompaction and siltation.
9. A permit from the Uncosville Health Department is required prior to construction of the
system.
10. A connecticut licensed land surveyour shall stake the locations of the house and septic system prior
to construction.
11. Contractor shall provide record plans of the sewage disposal system, as built, to the Uncasville
Department of Health.
