1) This survey was prepared in accordance with the "Standards for Surveys and
Maps in the State of Connecticut", Sections 20-300b-1 through 20-300b-20 of the
Regulations of State Agencies as adopted by the Connecticut Association of Land
Surveyors on Sept. 26, 1996. The boundary determination category is a
"Resurvey" and conforms to "Class A-2" horizontal accuracy standards. The
vertical datum is based on the survey of the adjoining owner by A-2 Maps and
Surveys (Map Reference # 3). As such, it presumably meets "Class V-3"
accuracy. The contours depicted hereon conform to "Class T-2" accuracy.
2) The purpose of this survey is to depict conceptual design and improvements as a
proposal for Planning & Zoning / Zoning Board of Appeals review and approvals.
A formal design proposal will follow upon conceptual approvals by the Town of
Montville Land Use Boards and Commissions.
3) Only those property features that would generally be considered relevant to the
proposed improvements to this property have been depicted hereon.
4) The proposed grades are only a proposal and do not constitute a design. Further,
future improvements to this property will require the services of a Professional
Engineer and/or Architect.
5) This property is an "Existing Non -Conforming Use". This proposal seeks to allow
the orderly development of this lot and will bring it to a higher level of
conformance than that which exists today.
