VARIANCE IS REQUESTED: Section 8.4 — Minimum Lot Size
THE APPLICANT REQUESTS THE BOARD TO TAKE THE FOLLOWING ACTION Grant a 10,441 square foot lot area
variance to allow the creation of proposed Lot 1 from existing Lots 1 5, 16 and 17 with less than the minimum lot area
required by Section 8.4 for an R-40 Zone.

INVOLVED IS that the property was purchased as three lots delineated on a lot layout plan on file in the Montville Town
Clerk's Office which was filed prior to the date of adoption of Zoninq Regulations in the Town of Montville. The lots no
longer conform to the lot frontage and area requirements of the Montville Zoning Regulations for the District. Applicant
desires to create two lots from the original three lots delineated on the plot plan on file.
