UNCASVILLE, CONNECTICUT 06382-2599 SPECIAL PERMIT REPORT (AS PER SECTION 17) At its meeting of December 10, 1996, the Montville Planning and Zoning Commission found your request to construct a gasoline/convenience store, parking and related utilities on property located at 2210 Norwich-New London Tpke., Montville, Ct., shown on Assessor's Map 103, Lot 31 to be consistent with the findings of Section 17.3 as well as Section 17.65 and voted to approve your special permit with the following conditions: 1. The eastbound directional arrows are removed from the north side of the site. 2. The designated parking spaces as shown in the Planning Director's staff report should be removed. The fuel tank unloading area should be designated with line paint. The unloading area is to be located to prevent vehicles from accessing the rear parking lot while fuel loading is occurring. 3. All of the tires, furniture, and other debris are to be removed from the wetlands on the property and any garbage or debris which has been placed in the wetland area bordering the property located on the Montville National League site. 4. All requirements of the State Department of Transportation regarding driveway configuration, stop sign, and drainage as stated on their comment sheet must be complied with. 5. A Certificate of Use and Compliance is not to be issued until the above requirements are met. 6. The applicant must notify the Planning Department, in writing, 48 hours prior to starting the removal of debris from the wetlands. 7. The applicant must post an erosion and sediment control bond in the amount of $1000 prior to the Chairman signing the approved plan. 8. That signs at the entrance state "No Exit"-- "Entrance Only." 9. Move pumps 6 feet to the east 10. Fire door to be installed at rear of building. 11. No public telephones are to be located on the traffic island parallel to Route 32. Planning Director
