Re: 52 Pequot Rd., Montville, Ct.
On August 16, 2000, at approximately 1:00 PM, I was called to the above referenced address by
the Fire Marshal. During a fire investigation at that address he found that the unfinished
basement was being used as an apartment and he requested that I inspect the building for that and
other possible Building Code violations.
During my inspection I found the following violations:
1) The unfinished basement is being used as living space.
This use is in violation of the State Building Code for a number of reasons
including but not limited to the following:
a) No bathroom
b) No kitchen
c) No heat
d) No smoke detection
e) No separation between living area and storage of hazardous material
(gasoline)
This use must be discontinued immediately.
2) The buildings front porch has been closed in and converted to living space in each
of the four apartments. The rooms created are less than 70 sq. feet in size and
therefore are not large enough to be used as habitable space. At least one of these
rooms is presently being used as a sleeping room and in addition to the size it
does not have an emergency egress or a smoke detector.
This use must be discontinued immediately.
3) The porch on the rear of the structure has the following violations:
a) 9"to 10" rise on the step leading into each apartment
b) Loose metal decking on the upper level due to broken welds
c) Uneven risers between treads and on individual treads
d) No handrails
e) Some treads are are not level(they tilt forward down the stairs)
The violations in item three must be addressed within thirty days. Please notify the Building
Department in writing of your plan of compliance within 10 days of receipt of this notice.

Dear Russ,
On Tuesday, May 27, 1997, I conducted an annual inspection of the apartment
building at 52 Pequot Road, Uncasville. During the inspection, I was made aware that
there had been alterations to Apartment 2E and that part of the front stairway had been
closed off. The alterations were made within the past year. During a conversation last
year, the buildings owner Mr. Norman Riley was advised that any alterations within the
structure involving electrical, plumbing or structural modifications would require permits
through your Office. I have attempted to set up a meeting with Mr. Riley, yet he has not
contacted me since I talked to him earlier this month. I have included a copy of the
inspection reports from the last two years. I will still attempt to contact Mr. Riley. If
there are any questions or if I can be of any assistance, please feel free to contact me.
Respectfully Submitted,
