I recently received a letter from a tenant at the above referenced address expressing concerns
about possible code and/or safety issues.
On February 24, 2010, the Fire Marshal, Sanitarian and Building Inspector conducted an
inspection to determine if any code issues exist. During the inspection I noted the following
Building Code Violations:
1. The required ventilation fan in the windowless bathroom in one of the second floor
apartments is not operating.
2. The toilet bowl base in the same apartment is cracked allowing water to leak when the
toilet is flushed. The water may be entering electrical boxes or fixtures in the first floor
ceiling.
3. The ceiling light in the basement is not operating, so a lamp is being used for light at the
clothes washer& dryer area. The lamp is plugged into a non GFCI ceiling receptacle via
an extension cord. The receptacle box is not properly covered
4. A portion of the first floor joists are supported with cement blocks stacked on end.
5. The ceiling light in the basement storage closet is too close to the storage shelf.
6. The last approved use of the structure is as a two family. The building has undergone a
change of occupancy from a two family to a multi-family structure (three family) without
the required permit(s), approval(s) and inspections.
The above noted violations must be corrected as follows:
1. Repair or replace the bathroom ventilation fan.
2. Replace the leaking toilet.
3. Repair or replace the basement ceiling light fixture and install a proper cover on the
receptacle box.
4. Install proper,permanent supports under the first floor joists.
5. Remove the storage shelf or move the light in the storage closet.
6. Apply for the required permit(s)to change the occupancy classification of the structure
from two family to multi-family.
You must contact the Building Department with a plan of compliance within ten(10) days
of receipt of this notice, in order to avoid possible legal action.
